An Urban Residential Rebirth

This project is a dense urban 360,000 SM Mixed-Use Development consisting of mainly Residential building, however, it also includes a 5-Star Hotel, 4-Star Hotel, Office and Retail Components. The site is well situated Adia Ababa historical and central neighbourhood opposite the CBD and Government Precinct with Metro station/line and main road frontage.  The Retail area is an open-air mall for local products with an internal spine/area that creates a sense of community terminating at key design nodes within the project. Each residential cluster contains its own amenity areas, gardens, etc.

The construction sectors project implementation is realized by which it undergoes many problems, difficulties and highly complicated process from inceptions to completion. Ethiopia’s construction projects are highly subjected to cost and schedule overrun and developing success factors as early as possible is a pressing issue. The objective of this paper is to determine the most significant success factors of mixed use building construction project using quantitative statistical method. Data collected from different respondents through questionaries’ analyzed using RII. Based on the RII result General Project management Related success factors becomes the leading than other success factor group. This group is more general and shared by all stakeholder and considered in each phase from initiation to the end. Followed by Environment, Client, Consultant and contractor related major success factor groups respectively. All the aggregated list of success factor has a significant factor for the success. Most important success factors are: Lessons learned from previous project, having qualified and specialized personnel, clearly defining project scope, Consistency of currency price & stability of national economy, Material and equipment availability, Conducting On-job research, Consultant commitment to ensure construction work. Identifying success factors with respect to each stakeholders and phases will benefit a lot to do their best at each stage of the project. Learning from previous work, having qualified and specialized personnel and defining scope clearly should have to be the core of project participant at each stage of construction project to accomplish successfully.

Dire Dawa (which means “empty plain”) is one of two chartered cities in eastern Ethiopia. It was created by the imperial railway company Franco-Ethiopian. The place was first called Addis Harar before becoming Dire Dawa. Created by the French, it is the only city in Ethiopia whose urban structure has the characteristics of a colonial city and it´s separated by the river Dechatu. Because of terminus of the railway from Djibouti, Dire Dawa has an industrial tradition.

  Strategic access position in the city scale

Two of the three streets that define the plot of the project are major axes of Dire Dawa because they connect the Railway Station with the other side of the river and with the Emperor’s Palace. The main entrance of the building is placed on the corner of these two avenues with the other street that defining the plot.

Dialogue with heritage and surroundings

The neighbor Mekonen hotel Architecture is composed by a U shaped building and a courtyard populated with trees, The project establishes a dialogue with it by extending the greenery into the site creating a new open air space inside the building. This courtyard is not only symbolic in the interpretation of the heritage but aids ventilation of the deep spaces and ensures good air movement.

Contemporary architecture inspired by tradition

The mixed-use program is enclosed by a concrete façade with different type of openings for each program under common proportions and parameters. Depending on the interior use it increases or decreases its thickness with terraces, similar in geometry and properties to the historical buildings of Dire Dawa but in a contemporary way. It’s not a copy paste approach but rather an interpretation of the tradition in contemporary environment.  

Interior views and passive systems

The apartments and offices floors open the interior courtyard towards the view of the Palace creating a  natural airflow inside the building and common spaces for users. The greenery of the ground floor courtyard and the apartments terrace are aimed at cooling down the hot air creating fresh microclimate in the interior. The concrete façade with insulation and the terraces also protect the interior from the heat and the rain and create thermal inertia. This slows down heat loss during the underheating period and decreases heat gain during the overheating periods.

  Urban oasis and active systems

The roof terrace becomes a new urban oasis protected from the sun and the rain by a pergola that covers gathering areas and bars. On the pergola, networks of photovoltaic panels are aimed at producing energy for the building while the roof will collect rainwater to be reused for sanitary.

It’s an idea project but well thought and when realized can pave way and give directions for mixed use developments in Contemporary Africa.

Project idea

In designing a space that can seamlessly be used by all the user groups possible in that particular context the term inclusiveness comes to our mind. An inclusive design must be easy to use by all types of people. The design project is high-rise mixed-use office building, located in Addis Ababa, Ethiopia, Around Mexico and in this project the main aim is designing an inclusive office space as barrier free and convenient to use as possible. Due to the high mobility around the corridors, the design consists of a path way intersecting the two podiums in which it has been integrated into pedestrian network of the neighborhood with strategically placed entrances, spacious passages and corridors, thus enabling easy movement and access for all. By creating all-inclusive spaces and implementing features that speaks to the need and comfort of people from all walks of life, the design consists end-user stress free and provide everyone with comfortable and efficient access to overall building services, created spaces that will make the dwellers of the building connect more on personal and work life.

Project description

The design project is a high-rise mixed-use office building, located in the center of Addis Ababa, Ethiopia around Mexico covering a plot area of 9,112 square meters. Overall composing a 36-Floors, with 2 commercial podiums joined by a glass bridge. One with 4 Floor and the other 3, leaving 28 Floors for office purposes and 2 floors for sky lounge. The idea of the project is Including different types of firms with different purposes with in one building supporting the concept Inclusiveness and analysis of the surrounding context. On the tower, within difference of every 5 floors different types of firms are located giving 5 floors for one firm each. The bridge connecting the 2 podiums serves us an outdoor service for café located at the small podium. The bridge is also constructed with tempered glass keeping the visual connection with the atrium (path way intersecting the 2 podiums) located on the ground level. The atrium provided at ground level is supported with vegetation and sitting spaces, giving an intriguing feeling to the passersby; a welcoming feeling to the complex. The Main building Concept & Form Evolution is also based on the site contextualization. Mexico is well-known for being the most vibrant section of the city in Addis Ababa. The site corridor holds the most activity throughout the day. It is rich in diversity of people and activity of work. these include, an Elevated LRT line that section the city in to four sections, old hotels that have significant value, Government institution and office buildings, the ongoing project head quarter bank office building, shopping centers, street vendors and the non-ending activity of transportation and so on. And by this the site is known for its chaotic movement characters comparing to the adjacent side of Mexico streets. The certain characters mentioned above can be taken as positive and negative. In contemplating those characters, the design interprets it using the positive approaches and retract the negative in the best way possible.

Technical information

The technical systems of the building were thought through to make it easy for usability and maintenance, as well as show sustainable features as much as possible. The structure of the podium is conventional outrigger structure. which uses mega columns with high span within the support of truss functioning as a beam. This made the beam structure not to require a concrete filling. the belt trusses also give the building extra compression strength. These belt trusses are placed within 6 floor difference. for the podium the suggestion was, a framed structure that is connected to the basement structure. And for the foundation, a shallow or grillage foundation to help the high spanning column structures. Coming to the HVAC system, it was sectioned in to two parts to make the building well ventilated. One is located on the roof of the building. and the other is in the basement of the building. This HVAC system mainly serves for the core area and the podium. The tower mostly ventilates itself through the glazing provided. To connect the two podiums the suggestion was to use an atrium. This atrium allows wind to pass through the building serve as a walkway from one part of the building to the other as well. It is a tempered glass with a steel frame. The other technical part of the system was included in the core area of the building like grey water collecting, shafts, pure water supply, electric supplies, waste water removal systems and others. for Instance; the rain water is collected from the roof of the building and is dragged to the core that leads straight to the basement where a rain water recycling system is laid out. Then after filtration and cleaning the grey water, it is stored in the water container which then is distributed throughout the building for an immediate use. There are also intruded spaced every 5th floor throughout the tower which has green floors, serving as a communal space. These spaces provide pure air for three floors each and can be accessed from one floor to another by the modular stairs provided. Regarding sustainability: - well thought landscape form for shading, well distributed natural ventilation, intruded green spaces for common activities in the offices, interior green spaces for more ventilation, Green floors, materials with less impact to the environment. And on the visual form, most side of the building has curved form showing and also decreasing in size shapeshifting as well, Showing off the interpretation of our concept.

GRANDVIEW ADDIS MIXED USE DEVELOPMENT

Grandview Addis is an award-winning mixed-use development with a vision to be a differentiator in the market in Addis Ababa. The development is a composition of 4 towers surrounding a Retail Piazza and resident’s amenities, all located above a multi-level parking structure; taking advantage of a steeply sloping site to maximise river-front exposure. The site, in the Bole district of Addis Ababa, is bordered by Rwanda Street on its Eastern Boundary and directly overlooks the Bulbula River to the West. The development is accessed from Rwanda street directly to the Central Piazza and 4 000sqm of Retail space, together with the 10 000sqm Commercial Tower, ensuring maximum engagement with the surrounding community. Objective: To study the typology of residential architecture of ethnic Minahasa relation with local knowledge. In order to know the distinctiveness of architectural typology was born from the culture and is the local wisdom of architecture in Talawaan Village. Methode: Using is qualitative-descriptive method by doing field observation in order to get thematic as a unit of study and proactively conduct unstructured interview on resource related to research object. The study unit is taken in a proposive sample by looking at the variables. The results obtained were the residential home was built in 1873 in good physical condition until now. Then the analysis is done verbally in disclosing typology. Findings: The results of the study of typology found several concepts of the existing variables are, the concept of sumpeleng structure on the sloof block, the concept of kalawit structure on the floor beam and the concept of tumongkor structure on the roof. Clearly the concepts and variable is influenced by local culture and is a local knowledge, obtained empirically inherited in the embodiment of the typology in housing architecture of Minahasa ethnic community in Talawaan Village. These findings can enrich the science of architecture in understanding the typology of architectural works with a cultural background. Application: Feedback for government in making the local regulation that the value of local cultural values in producing architectural work of a dwelling house, is a local wisdom in the field of architecture that needs to be considered and preserved.
