STUDIOS 90 Residential Building | Sanjay Puri Architects
Studios 90 residential building’s concept:.
The composition of colored cuboids creates this sculptural residential project. The brief for these mid-rise buildings was to create studio apartments, a hostel & a guest house on the perimeter of a housing project for a residential township, to house the working people of a new cement plant.

Angularly stepped in the layout, each of the rooms is oriented towards the north in response to the hot climate of Kodla, Karnataka in India. Temperatures exceed 35°C for 8 months of the year in this region. Based on the brief, 18 studio apartments, 54 hostel rooms, and 18 guest house rooms are created in 4 & 5-level buildings facing large landscaped areas & a large playground on the northeast.
Common facilities including a cafeteria, games room, lounge & gym are housed at the ground level. Rooms opening into sheltered north-facing balconies occupy the upper floors. Indian culture is known for its vivid use of color in traditional crafts, festivities & clothing. India is the only country that celebrates Holi, a festival of color annually.
3 of these vivid primary colors – red, blue, and yellow highlight the cantilevered balconies to each room creating an identity & simultaneously enhancing the sculptural look of the buildings. Built economically with an emphasis on natural ventilation & natural sunlight, the buildings are very energy efficient.
Fly ash brick walls, water recycling, rainwater harvesting, north orientation, and sheltered outdoor spaces to reduce heat gain render the design sustainable. The entire electrical energy required is harnessed from the residual energy generated in the cement plant nearby. Studios 90 is a simple, energy-efficient residential building that responds to its site, and the climate of the location & alludes to the culture & social aspects of the users.

Set on a hill in Reis Margos- a small village on the northern bank of Mandovi River in Goa, the site facing east, brought about an interesting challenge to build on the heavily contoured topography.
Working on a contoured site is probably every architects dream. It’s more like an opportunity to understand how to navigate a climb uphill. In a way it makes you feel like an explorer or a rock climber. You have to anchor yourself in the right place before you take the next step.
The Goa Micro Housing was conceived as a bird’s nest with a centre cosy core, surrounded by thicker protective layers and nestled within the greenery of the hill. This central core is a secure but shared space within the confines of the housing units that are pushed to the periphery. Our intent was to create a central con course that not only becomes a very public space or doubles up as a viewing deck looking out and beyond the units but also visually connects the road with the hill in the backdrop.
The front portion of the site had almost 1:5 slope to work with and prompted us to stagger the units vertically along the depth of the site. This was done carefully to avoid cutting of the hill at any point and keep the ground virgin, except for bare minimum excavations required for footings.
There are total 37 units of single bed and double bed wrapping around the central open space. The basic unit is a studio apartment of 6mx6m module comprising of a small kitchenette, a living area, a bedroom and a bathroom. The larger option is a duplex or a double unit with twice the area. It comprises of a kitchen, 2 bedrooms and a dining and living area opening out to a terrace.
The units are stacked vertically along the slope and staggered so as to not create one large imposing mass from the road and also opens up the central space towards the east. The staggering of units resulted in large terraces that act as private gardens and viewing galleries for duplex units. The unit sizes were deliberately kept tight with no semi covered spaces attached to it but that enabled us to create a larger community space in this small precinct.
In a place like Goa, which sees plethora of tourists throughout the year, the central concourse would encourage social and communal interaction, would provide a safe haven for children by being tucked at a safe distance from the main road. It would act as a space for social congregation, gatherings and small activities. The passages on the different levels are staggered to create a visual link between the floors.
The base of the built mass would be in form finished RCC, strongly anchoring the mass to the ground. The laterite wrap around the built, profiled to mimic and accentuate the hill it sits on, stays true to Goa’s building heritage. The laterite surface is punctured by an organized yet seemingly random set of fenestrations.
The laterite wrap is lowered at various points to open up the terraces of duplex units, enabling clear view around.
Housing project is not just about the habitable enclosed spaces. A successful housing is the one which keeps the shared community spaces at its core. This particular schematic has the housing units wrapping around the central space which enables chance encounters and encourages more interaction among the residents.

Hyderabad: This apartment by Design Experiment is a minimalistic marvel

The clients, a young couple, approached Sarojini Dantapalli and Abhitej Velore of Design Experiment to conceptualise and execute the interiors of their apartment in Hyderabad. The clients wanted their house to reflect their lifestyle and assist them in the smooth transitioning from one phase of their life to another. “The brief for this 2,368 square feet, three bedroom home was to have a flexible space where the clients could host socials and parties while also making place for a child in the future, and accommodating their respective families when they visit,” says Dantapalli. The brief also involved creating space for their golden retriever, Sasha. While Design Experiment largely handled the project, Mani Teja was responsible for visualisation and site handling.

Design Experiment, Hyderabad | Minimalism At The Core
Modern minimal elements have always been a source of inspiration for the designers. This quote from Japanese architect Tadao Ando specially resonates with them—I do not believe architecture should speak too much. It should remain silent and let nature in the guise of sunlight and wind speak.
“We wanted to approach the project by first picturing a typical apartment, and then beginning to remove as much as we could from it, before beginning to add to it. We looked towards decluttering every aspect, from physical space, walls, to colours and textures,” says Dantapalli. In essence, a rather minimalist approach was employed for the project. The firm set about conceiving spaces that would exhibit flexibility, dual purposes and overall render clean finishes.

The main door, weighing 200 kgs, doubles up as a storage unit and although heavy, can be handled easily and works on biometric verifications. The double-leaf door has consciously been kept more than 1500-mm wide to cater for future provisions, in case more furniture needs to be brought into the apartment later.

Design Experiment, Hyderabad | A Clean Material Palette
"The entire space is broken down into a few textures or materials. The dominant background element is a plain matte white, working with a warm and exotic birch wood. The more private areas of the house have a concrete finished aesthetic. We worked with micro concrete from Ideal Work for the floors, and added custom textured finish on the walls,” explains Dantapalli. The material palette and the colours work programmatically, wherein the common spaces exude a tranquil, bright and warm vibe and the bedrooms emanate a more private, cocooned feel that most of us usually crave for at the end of a long day.

The apartment houses limited furniture pieces, in line with the idea of de-cluttering. The furnishings have largely been sourced from D'Decor and the rugs from Jaipur Rugs. The living room couch is from Vanto and the dining table from Dastkari is paired with dining chairs from Home Affairs. A minimally constructed swing-set (designed in-house) with an acrylic base (sandblasted to impart a frosted finish) held by crane cables is suspended in the living room. Designed by the firm, a bar unit in the balcony also transforms into a cocktail station at any given time.

One of the bedrooms of this 3 bhk apartment has been opened up to function as the TV room; it extends freely into the living space. A collapsible partition enables it to be closed off when required. The bed in the master bedroom sits within a simple black frame and appears to float over its birch ply base. The second bedroom, supposed to serve as a guest room until it can subsequently be converted into a child's bedroom, contains a slightly unconventional bed—pouffes placed on a birch ply base. These pouffes can currently be shifted around and arranged as required during social gatherings and can eventually be removed as the child grows up. All bedroom furniture has been custom designed by the firm.

Functional elements like water heaters (serviceable and equipped with measures to protect the wardrobes in case of leakage) have been placed out of sight and out of reach, in the wardrobes adjacent to the bathrooms. This affords a neat finish to the bathrooms without compromising on its functionality.

Storage units have been deftly integrated within the apartment. Another instance is the storage units devised in place of the internal walls that divide the bathrooms and bedrooms. “We removed the regular 110mm brick walls to design storage units with attached aerocon backing,” informs Dantapalli. This functions as the partition and has enabled the designers to create additional storage in the bedrooms. The firm's clarity in execution renders the apartment complete with functionality, comfort and a visually soothing aesthetic.

Text description provided by the architects. Axis Vanam (Vanam meaning ‘Forest’ in Sanskrit) is a project that aims to be a green oasis within the chaos of its surroundings. The project was initiated with the idea of condensing the gap between the built and greens. With a little research of the neighborhood, we identified the diminishing greens and dying lakes in the vicinity. Vanam is a reaction to this increasing breach in the urban fabric. It is designed as a stimulus to restore the balance in the built and green spaces blurring the boundaries between the two.
Located in the heart of one of the busiest neighborhoods in Bangalore , Vanam is a mid-size housing project with 20 living units stacked across 5 levels. Every unit is outward-facing, with openings planned to integrate ample light and cross- ventilation. The central core is well lit with skylights and louvers at the terrace level assisting in stack ventilation and making all the extents comfortable and less dependent on mechanical ventilation.
Each unit is compact and planned as a 2 Bedroom apartment with an additional flexible area, planned to be an extension to the deck. This space can be actively used by the residents for their various activities of the day. The structure also gives the flexibility to convert this area into a green pocket; hence no two units are alike. The multi-functional space changes in accordance with time and is adaptive to the lifestyle of the users. The openings in the apartment are planned in the wind direction to induce ample natural ventilation. The balconies/decks are staggered to offer double-height volumes that are attached to either the Living or the Master Bedroom, also opening itself for taller trees in the balconies.
The balcony is re-defined as a “garden deck” to hold soil and paving, providing each home with its private garden at all levels. Moving away from the conventional box for the deck, the form of the balcony takes a cue from the soil repose angle and facilitates a sunk for soil filling. The fragmented, yet fluid configuration of the balcony enhances the overall building geometry. The structure for the balcony is planned by adding deeper beams to undertake the soil load which in course also opened the way for taller windows touching the beam bottom for the lower unit.
The form-work for the balconies was planned in a prototype of 4 feet width, 6 feet height. With several mock-ups done in GI to test the form, the final shuttering modules were done in MS. While the ideal methodology would have been to pre-cast the balconies, due to limited financial resources manual labor was involved and all the balconies were individually casted with the available number of modules and time frame. The planter boxes also followed the form and function of the balcony with integrated sunk to add more horizontal green spaces at each level.
The overall material palette interweaves with the greens from the balconies and planters. It is planned to highlight the double-height corner volumes and scale down the visual vocabulary. 12mm thick brick cladding along with exposed grey textures formed the prime façade materials. The alternate deck projections and materiality of the façade is also enhanced by the sun movement and the quality of light and shadow.
The common areas are further held together by natural stone flooring and terracotta jaalis for the skylight areas. The planting pattern is tropical and native to the local region. Each balcony is provided with a tree engaging the users with their greens. The extended cantilevered spaces in the form of balconies and planter box give the user the opportunity to grow greens along the entire length. Expectantly, in the years to come, one would find more greens from the building than one would expect from an otherwise concrete surface. The building is an attempt, to function as an environmental filter by introducing “intermediate landscapes” that connect the residents with their green spaces.

Boat Club Apartments by Shimul Javeri Kadri:A testament to urbanization in India
The Protagonist | Urbanization in India
‘Crafted’, ‘contextual’ and ‘contemporary’ , are the three titles that slide after each other on their website when the inquisitive one clicks on the design philosophy of SJK Architects. Indeed, looking at the photos of their projects of urbanization in India provides us with a glimpse of their principle of intriguingly connecting the built spaces with nature. After The Leaf House at Alibag and The Dasavatara Hotel at Tirupati , a residential structure with a built-up area of approximately 23,600 square feet in the posh Adyar’s Boat Club Road neighbourhood in Chennai exuberantly takes up the role of the protagonist in this article.
SJK Architects, an award-winning firm in Mumbai, was founded by Shimul Javeri Kadri, the principal architect, in the year 1990; and their portfolio exhibiting the plethora of projects stands testimony to the thirty-two years of their diverse journey. The design directors of the firm include Vaishali Shankar, Sarika Shetty, and Roshni Kshirsagar.
The Site and the Context
Unlike most cities having a spectrum of weather conditions, one humorously remarks that Chennai is famous for its three main transitions; warm, hot, and scorching! Moreover, the traffic scenario in the city and the buzzing construction activities contribute to this perpetual problem of dust, an important consideration not to be neglected. Additionally, there is the issue of breeding mosquitoes due to the contamination of the Adyar river. To make the situation even more complicated, there are the Development Control Rules that allow for 5% balcony space per home and not more than 50% of the perimeter of each floor to have an overhang. With these challenges in mind, how did the firm conceptualize the design?
The Arrangement | Urbanization in India
The trapezoidal corner-site measured approximately 10,000-square-feet sandwiched by leafy vegetation. A standard setback of four meters in all four directions and the maximum height to seventeen-and-a-half meters was set. The firm incorporated stilts for parking needs and a central core to house the staircase and lift. This atrium space is mechanically ventilated and closed at the top.
This light-filled atrium not only encourages users to exercise their knees but also motivates them to interact with neighbours and to enjoy the natural light. Four duplex homes , approximately of the range 3,500-square-feet to about 4,500-square-feet, envelop this core in an interlocking manner, but each of the apartments is accessed from its own entry level. Some of the very important Vastu principles were considered while designing, like the placement of the master bedroom and the kitchen. The master bedroom on the Southwest corner and, similarly, the kitchen, luckily on two locations, north-west and south-east, remains fixed with the other spaces in the quartet trying to swivel around this hinge. A multipurpose room was also conceptualized and planned on the terrace for social gatherings.
Exteriors and Interiors
What one sees is an interesting façade design clad in a grey granite called Sadarhalli , with diverse window typologies, the apotheosis of a detailed study on several factors, including the location, use, and the movement of wind in that area. The principal architect Shimul Javeri Kadri mentions that it was not intended to micromanage it; rather, it was intended to ensure that the significant aspects of light, ventilation , and privacy were addressed. The firm also draws in an analogy of comparing the movement of the wind to a bird and that it would come in only if it knew to get outside. So this led them to chart out an exit strategy in all the rooms with large overhangs for protection and meshes to keep the mosquitos out.
The exterior mirrors the interiors in terms of the colour palette as they are suffused in monochrome hues. The bathrooms and the kitchen were among some of the parts that were designed such because the clients wanted to rent out the duplex homes.
The planning of Balconies
The balconies of the apartments intimately connect the user to the rain trees and lush vegetation outside. The Development Control rules of Chennai permit a depth of 4 feet for the balconies. Since this seemed inadequate, the team led by Shimul Javeri Kadri scooped out a part of the room to make it at least 8 feet so that a mini workspace with a table and chairs and a plant could coexist, which led to an interesting play of depths.
Importance of Climate-sensitive design | Urbanization in India
For a place like Chennai that belongs to the category of warm and humid climate, the design of external spaces should consider shading and free passage of air movement, the two basic requirements. The movement of air is important for indoor comfort, and therefore the building must be designed in such a way that it is open for breeze. Large overhangs would be an important part of a traditional coastal shelter; and semi-open spaces like the veranda are the spaces where most of the time is spent. Shimul Javeri Kadri mentions how rules should be used to encourage some and discourage other aspects and emphasize the importance of balconies and terraces.

Low-Cost Housing: Remarkable Case Studies in Indian Scenario
In India, there is severe housing scarcity in the cities due to rapid urbanisation and migration, especially for the economically weaker sections. In this regard, the Government of India and the Reserve Bank of India have launched a variety of programmes to increase the availability of low-cost housing . While several programmes have been proven to be successful in improving housing affordability for economically weaker sections, releasing land in metropolitan areas remains a significant obstacle to the sector’s further growth.
First, it’s crucial to define the term “low-cost housing” in order to outline the boundaries of this subject. The word “low-cost” is a relative idea, hence there is no exact meaning. Even the term “affordability” is quite ambiguous and may signify different things to different people depending on their income levels.
As a ratio of housing costs to household income, a low-cost dwelling is one that one can afford. Low-cost housing is built with quality materials and includes all necessary amenities, but it is priced within the reach of potential buyers. As a result, low-cost housing benefits all socioeconomic groups, particularly the LIG and MIG sector, and it also makes sound financial sense. The standard size ranges from 300 square feet to 800 square feet.

Rapid urbanisation in India has created problems for the country’s growth, including urban congestion, stress on essential services like water and sanitation, and—most importantly—severe housing shortages, particularly in the low-cost segment. A critical concern in India’s urbanisation will be the availability of cheap homes for all. Urban housing faces a number of difficulties, such as scarcity, habitational ownership, and a lack of housing supply. For the country’s growth and development as well as the establishment of a more inclusive society, there is a need to provide safe, secure, and cheap housing for the urban population.
According to Census of India 2011 data, the housing stock has increased by 33%. Since there remains a disparity between those for whom homes are being built and those who need them, the housing shortage continues to be a problem.
Concept of Low-Cost Housing
The term “low-cost housing” refers to dwellings that are accessible to those in society who earn less than the median household income. Although the definition of inexpensive housing varies from country to country, the basic idea remains the same: housing should meet the housing needs of lower and middle-income households.
Low-cost housing is generally understood to be housing that is distributed outside of market systems based on need rather than financial capacity. In other words, housing that is accessible at a rent or purchase price that does not exceed a “specified benchmark” of affordability is considered to be within one’s “capacity to pay.” This level of affordability is frequently described as housing expenditures that shouldn’t exceed a certain percentage of household income and/or should produce a household income that, after deducting these housing costs, is sufficient to cover other essential living expenses.
According to The Royal Institutions of Chartered Surveyors (RICS) report 2010 on “Making Affordable Housing Work in India,” affordability in the context of urban housing refers to the provision of adequate shelter on an ongoing basis and it ensures the security of tenure within the means of the typical urban household. According to research on “Low –soct Housing—a Key Growth Driver in Real Estate Sector,” the three main components of such housing are income level, size of the dwelling unit, and affordability. While the first two characteristics are unrelated to one another, the third parameter is influenced by income.
Individual Project Case Study: Affordable Housing
To achieve their particular goals, numerous organisations in India have defined cheap housing. The list of specific case studies of low-cost housing in India is provided below.
Aranya Community Housing, Indore
Balkrishna V. Doshi, an architect, designed the Aranya Housing. In the past, architects haven’t done much to help the urban poor in the Third World with housing. Over 6500 homes for 60,000 people were planned for a rectilinear plot measuring 86 hectares, primarily for the Economically Weaker Section. This was a comprehensive strategy for “a sustainable society” where the mix of various socioeconomic classes could coexist. Designing with social interaction in mind was the conceptual tenet.
Aranya Township was planned as a site and service project with six sectors that come together at the Central Business District as its spine. Each home has a drainage system, toilets, and water hookups. There is a given open staircase along. A hierarchy of open spaces, including small courtyards to be shared by three to four families, bigger green areas for each of the settlement’s six sectors, and a central playing field to service the entire complex, was one of the design’s essential components. Intersecting open areas and pedestrian walkways link the clusters to the central spine.
This creative sites-and-services project is noteworthy for its efforts to bring together families within a spectrum of one-room shelters to more spacious dwellings as well as poor to respectable incomes, seeking to encourage adaptation and personalising in accordance with individual’s requirements and resources. Any material may have been used by the owners to build and embellish the home. Locally, it was possible to find cement, brick, and stone. Bright colours are frequently used in facades, railings, grills, and cornices. The Economically Weaker Section’s internal streets and squares were stone-paved, which cut down on the cost and upkeep of maintaining them. For heavy traffic, asphalt was used to pave the outer roads.
Only a house plot was sold to the majority of income groups. Depending on how much they could pay, the lower-income Groups were given a variety of alternatives, including a site and plinth, a service core, and one room. For Aranya Housing, Ar. B.V. Doshi received the Aga Khan Award for Architecture in 1996.
Incremental Housing, Belapur, Navi Mumbai
For New Bombay (Navi Mumbai), a metropolis that Correa and a group of coworkers first supported in the 1960s, there is promise in the new housing project at Belapur. Since lack of space has always been Mumbai’s major issue, architect Charles Correa came up with the brilliant idea of incremental Belapur Housing as an inexpensive housing option.
5.4 hectares are used to create housing for 550 individuals (around 100 families). The project’s foundation is built on a single idea: a separate plot for each residence to allow for future growth as and when necessary. The programme was created to serve a range of socioeconomic classes, including upper, middle, and lower.
Housing is constructed in groups of seven dwellings connected 8 by an 8-metre courtyard, each of which has its own modest open area and does not share any walls with its neighbours. To protect the residents’ privacy, no windows are installed on those sides. An elegant and cost-effective housing option with all the amenities that everyone can afford is provided by a carefully designed hierarchy of interconnected and open-sky rooms. A seasonal creek (Nala) that runs through the centre of the site and transports stormwater during heavy rains is visible from the common spaces.
The total project is low-rise and dense, similar to the majority of Correa’s past affordable housing initiatives. According to plot size, there are five different types of homes; the simplest is a single room with a bathroom, and the most sophisticated is a two-story tenement. The toilets of two adjacent homes share a wall, but the residences do not, to make plumbing services easier. Parking spaces are provided on the edges, however, all mobility within the property is pedestrian-only. The open spaces easily transition from a tiny court to a huge community space.
LIC Housing, Ahmedabad
The Life Insurance Corporation Housing colony, sometimes referred to as “Bima Nagar” locally, was a brand-new housing type that Architect BV Doshi created in Ahmedabad in 1973. The housing enables residents to take part in the construction of their homes. The project consists of 324 duplex terraced homes spread across 54 plots. With a growth phasing plan, the first development concentrated on the effective provision of sites and services. The fundamental idea behind the housing units provides flexibility for adjustments, even while the format remains the same.
A central outdoor stairway connects all units, and they all have roof access. Modifications can be made internally or within a certain massing, allowing for individualization without sacrificing the fundamental architectural form. The design of this proposal comprises a playground area, parks, and a gathering place. Each residence has a personal space next to the stairway.
There are terraces that are physically connected to the house. Due to the small size of the house, an open space intended to be used as such is now used as a semi-covered or covered space. The first rainwater harvesting system in Gujarat was built in 2002 under this plan. Locate on the society’s open space (where all the water flows to a spot). In addition to drinking, the collected water is used for home and horticultural uses.
The idea behind this project is that users are capable of creating their own habitats. All they required was a well-made template that served as the foundation for their development. They don’t have to drive far for their essential daily needs because they are in the city’s centre. Society is calm despite being surrounded by traffic. There is green space that serves as a buffer between the civilization and its surroundings.
Conclusions
Although there are no immediate solutions to India’s home affordability issue. The case studies contain a variety of suggestions that can help architects design superior residences that are more reasonably priced while yet ecologically friendly. The numbers are enormous, the problems are complicated, and there are very few resources, therefore those who choose to work for the economically disadvantaged parts need to reconsider their positions. Giving the urban poor access to the property so they can build their own homes is one way to provide them with housing.
