Strengths and weaknesses are internal parts of your organization. When you complete your SWOT analysis, use it as a guide when creating strategies to meet your business objectives. To gain the most benefit from creating a SWOT analysis, make sure you are being realistic about your business and evaluating it in its present state. Your goals should have a definitive way to show progress, which can be a prime motivator to keep you on track to achieving them.

Each goal should follow a pattern to identify set criteria. This will ensure that your daily efforts are performed to meet business objectives within a set period. A way to do this is by using SMART goals:

76ers arena CEO talks tweaks to downtown plan, opponents still find flaws

T he chairman for 76 Place at Market East, the proposed new arena for the Philadelphia 76ers , spoke with members of the public and the media on Tuesday in a effort to paint the proposal as a win for both the basketball team and the city as a whole.

But, those who have long opposed the plan seemingly unswayed by Adelman's presentation.

On Tuesday, in a discussion with NBC10's Lauren Mayk , Adelman said the new arena would serve as a recruitment tool for the basketball team and could be a "catalyst" for additional development in and around the city's Market East neighborhood.

"The goal here is that 76 Place becomes a catalyst for other development on Market East," he said.

During the day, Adelman stresses the potential of the $1.3 billion project that would include mixed-income housing, noting that planners were working to ease concerns about traffic while noting that the project wouldn't overlap into Chinatown.

"We will not displace one business or one resident," he said. "We are taking a box and building another box."

Also, this week, developers also presented how they think Sixers fans will travel to the arena for games.

They expect 40% to drive, 40% to use mass transit, 10% to use a taxi or ride share service and another 10% to travel on foot or through alternate modes of travel.

Late last month, planners presented a tweaked proposal that changed times for road closures along 10th and 11th streets -- instead of there being closures pre- and post-game, the proposal would only include lane closures after games -- along with added retail, food and beverage operations intended to increase foot traffic in that area year-round.

The changes, he said, grew out of feedback following ongoing meetings with the community.

"I’ve had 130 plus meetings many with different groups in Chinatown, so, we’ve heard lots of different things," said Adelman. "We’ve also heard from people in Chinatown who are for the project, who think it will bring in economic energy that’s needed post-COVID."

Yet, even with these changes, representatives of the Save Chinatown Coalition said they remain opposed to the plan, as their biggest concern -- the proposed location for the arena -- remained unchanged.

"Any design that keeps 76 Place in Center City has clearly not taken into account the public feedback on this project, and that’s exactly what we saw today. Instead of addressing the critical issue of 76 Place’s illogical and unfeasible location, the billionaire developers are just tinkering around the edges. The overwhelmingly negative public comments on 76 Place today echoed what Philadelphians have said from day one: A basketball arena is not compatible with Center City," said Vivian Chang, executive director of Asian Americans United, a member group of the Save Chinatown Coalition in a statement.

Future changes to the plan could be in the works, as planners behind 76 Place are awaiting results of a feasibility stuffy that is currently making it's way through City Hall.

Asked when they might know results of that study, Adelman was unsure.

"I hope it's soon," he said. "I'm ready."

SAN JOSE — PG&E said Wednesday it is pushing to bolster Silicon Valley’s economy and innovation future, including by undertaking major electricity projects in the South Bay and East Bay.

Executives with the utility appeared at a breakfast in downtown San Jose sponsored by law firm Hoge Fenton, assuring business leaders who gathered for the event that the company was doing all it can to improve the reliability of its services.

“We have a long way to go but we are working very diligently to deliver reliable energy,” Teresa Alvarado, PG&E’s South Bay & Central Coast regional vice president, said at the event, which was held at the Silicon Valley Capital Club on East San Fernando Street.

Oakland-based PG&E detailed two mega projects being crafted by a Midwest power company to bring big chunks of electricity into North San Jose and downtown San Jose.

PG&E hopes the projects will help ensure that a lack of reliable electricity doesn’t hobble economic expansion in these sections of Silicon Valley.

“We are trying to get ahead of the load growth in this area,” said James Tuccillo, a PG&E distribution engineering manager who was part of a utility company panel at the Hoge Fenton event.

LS Power Grid California, an affiliate of Missouri-based LS Power, is leading the effort to develop two major new electricity facilities in the Bay Area.

Here are the details of each project, according to LS Power Grid California:

— Metcalf Substation to San Jose B Substation. This project would connect a new terminal near the existing Metcalf station in South San Jose to a new terminal in downtown San Jose near the corner of Coleman Avenue and Santa Teresa Street. The project includes underground transmission lines connecting the two terminals as well as the existing electrical grid. LS calls this the Power Santa Clara Valley Project.

— Newark Substation to Northern Receiving Station. This project would connect a new terminal near the PG&E Newark Substation in Fremont to Silicon Valley Power’s Northern Receiving Station in Santa Clara via a new terminal near the Regional Wastewater Facility in Alviso. The project includes mostly underground transmission lines connecting the terminals to each other and the existing electrical grid. LS calls this the Power the South Bay Project.

Both projects should begin construction in early 2026 and go into service in 2028.

The proposals are being touted at a time when PG&E is under fire for skyrocketing monthly utility bills that have soared far faster than the overall inflation rate in the Bay Area as measured by the costly region’s consumer price index.

Over the one-year period that ended in January 2024, combined bills for a typical residential customer who receives both electricity and gas services from PG&E averaged roughly $294.50 a month.

That was a 22.3% increase over the average monthly bill in January 2023. In sharp contrast, the Bay Area inflation rate rose 2.6% during 2023.

PG&E also remains under scrutiny in the wake of a decade of PG&E-sparked disasters that included a fatal gas explosion that destroyed a San Bruno neighborhood as well as a string of infernos that torched huge swaths of land in the North Bay wine country and other sections of Northern California.

“We all know about the disastrous wildfires caused by PG&E equipment torching vegetation that is very dry,” Alvarado said during the event.

PG&E officials during the event stated that in 2023 the utility reduced its wildfire risk by 96%, but they did not explain how they arrived at that figure.

The efforts by PG&E to support major energy projects in the region might be an instance of the utility scrambling to ensure that it is the entity poised to deliver power into Silicon Valley, in the view of Kelly Snider, a professor in San Jose State University’s Department of Urban and Regional Planning who was in attendance at the Hoge Fenton event.

Others who attended, however, suggested that it makes sense for PG&E to ensure it’s prepared for Silicon Valley’s future needs. That was the view of Sean Cottle, a Hoge Fenton attorney and real estate expert with the law firm.

“PG&E is trying to get out in front of what is the demand,” Cottle said in an interview with this news organization after the event. “They are asking business people to tell PG&E what they need.”

Leaked document: Amazon expects to save $1.3 billion by slashing office vacancies, terminating leases early, and other moves

Amazon expects to save roughly $1.3 billion in the coming years by radically reducing office vacancies , according to a person familiar with the matter and an internal document obtained by Business Insider.

To get there, Amazon is letting certain leases naturally expire, stopping the use of some office floors, and negotiating early lease terminations for some buildings, the person said. They asked not to be identified, citing private matters.

Amazon has an office-vacancy rate of 33.8%, this person said. Amazon expects that rate to drop to 25% in 2024 and to 10% over the next three to five years. The change would save the company about $1.3 billion in annual operating expenses, according to the internal document.

The company's office-vacancy rate of almost 34% is the result of slower growth and layoffs, the person familiar told BI.

Getting this down to about 10% in the coming years will be another blow to the commercial real-estate market, which is already reeling from the remote-work boom, overbuilding, and retrenchment by big companies such as Google and Meta.

The rating agency Fitch recently warned that prices have yet to bottom out, so the plunge in US office values could match or exceed 2008's real-estate collapse.

Amazon's office retrenchment is part of a broader, ongoing cost-cutting strategy, which includes shuttered projects , scaled-back expansion plans , and the largest layoffs in company history .

In an email to BI, Brad Glasser, a spokesperson for Amazon, said it's normal business practice to review the company's real-estate portfolio.

"We're constantly evaluating our real-estate portfolio based on the dynamic and diverse needs of Amazon's businesses by looking at trends in how employees are using our offices," Glasser said in a statement. "In some cases, employees may move buildings to increase collaboration and drive better utilization of our workspaces. In other cases, we may take on additional space where we're currently limited or make adjustments where we have excess capacity. The changes we've already made are improving vacancy rates, and we expect to see further progress as we continue to learn and iterate on our portfolio."

Hubs and hibernations

Amazon is also trying to increase office density by mandating that employees relocate to central "hubs," as BI previously reported . Moving more employees to the same locations theoretically means the company can use less office space in non-"hub" locations.

Last year, Amazon started requiring most employees to be in the office at least three times a week and forced some remote workers to relocate closer to their central "hubs." Those who refused to comply were told to take a " voluntary resignation ," and managers were given leeway to terminate them if the noncompliance continued, as BI reported .

Obviously, if more employees work in the office, a company's office-vacancy rate should fall.

The person familiar with the matter also said that "hibernations" — shutting down an entire floor or building to save on HVAC and lighting expenses — would help reduce office costs for Amazon. These locations would remain in Amazon's office portfolio during hibernation, the person added.

Glasser stressed that plans for efficient office-space use are unrelated to the company's RTO, or return-to-office, policy.

"To suggest that this is about anything else — such as our expectations for working in the office — is at best a misunderstanding and at worst intentionally misleading," he told BI.

Internally, Amazon is aware of how last year's RTO policy caused confusion and frustration among some employees, people familiar with the plans told BI. The rushed announcement meant that some offices weren't ready to accommodate employees, these people said.

On top of that, most of the office-space planning is still done manually, using spreadsheets, instead of more sophisticated software tools, one of the people said, which has further complicated the process.

Amazon continues to trim costs in other areas. The company cut up to 160 jobs on its advertising team on Tuesday, as BI reported . The Alexa team, meanwhile, is overhauling its back-end system to further reduce operational costs. One Medical, the healthcare company Amazon acquired for $3.9 billion, has been under pressure to save more .

Amazon staff have been unsuccessfully protesting the RTO mandate since last year. Over 30,000 employees signed an internal petition , arguing that most were hired as fully remote workers during the pandemic. But Amazon's leadership rejected the petition , and Andy Jassy, the CEO of Amazon, later warned employees that "it's probably not going to work out for you at Amazon" if they continued to refuse to comply.
