Competitive Analysis

Your competitive analysis should identify the indirect and direct competitors your business faces and then focus on the latter.

Direct competitors are other mobile home park businesses.

Indirect competitors are other options that customers have to purchase from that aren’t directly competing with your product or service. This includes other types of communities, apartment complexes, condominiums, etc. You need to mention such competition as well.

While the earlier sections of your business plan explained your goals, your operations plan describes how you will meet them. Your operations plan should have two distinct sections as follows.

Everyday short-term processes include all of the tasks involved in running your mobile home park business, including answering calls, showing units, billing tenets and collecting rent, etc.

Long-term goals are the milestones you hope to achieve. These could include the dates when you expect to acquire your Xth tenent, or when you hope to reach $X in revenue. It could also be when you expect to expand your mobile home park business to a new city.  

Management Team

To demonstrate your mobile home park business’ potential to succeed, a strong management team is essential. Highlight your key players’ backgrounds, emphasizing those skills and experiences that prove their ability to grow a company.

And will sales grow by 2% or 10% per year? As you can imagine, your choice of assumptions will greatly impact the financial forecasts for your business. As much as possible, conduct research to try to root your assumptions in reality.

Balance Sheets

Balance sheets show your assets and liabilities. While balance sheets can include much information, try to simplify them to the key items you need to know about. For instance, if you spend $50,000 on building out your mobile home park business, this will not give you immediate profits. Rather it is an asset that will hopefully help you generate profits for years to come. Likewise, if a lender writes you a check for $50,000, you don’t need to pay it back immediately. Rather, that is a liability you will pay back over time.

Cash Flow Statement

Your cash flow statement will help determine how much money you need to start or grow your business, and ensure you never run out of money. What most entrepreneurs and business owners don’t realize is that you can turn a profit but run out of money and go bankrupt.

When creating your Income Statement and Balance Sheets be sure to include several of the key costs needed in starting or growing a mobile home park business:

  • Payroll or salaries paid to staff
  • Business insurance

Over the decades since Walt Disney opened his first theme park in 1955, the company’s tourism business has ballooned to an enterprise worth tens of billions in yearly sales, with sprawling locations in Anaheim, Orlando, Paris, Shanghai, Hong Kong and Tokyo.

Today, the Burbank entertainment giant is doubling down once again. Disney plans to invest $60 billion over 10 years into its so-called experiences division, which includes the theme parks, resorts and cruise line, as well as merchandise.

In Anaheim, the city council recently approved an expansion plan at Disneyland Resort, which could lead to at least $1.9 billion of development and involve new attractions alongside hotel, retail and restaurant space.

Why the massive investment? At a time when Disney faces revenue challenges due to cord cutting, streaming wars and a slower film box office, its theme parks are a bright — and reliable — spot for its business. Moreover, they play a major part in the company’s strategy — using well-loved movies to inspire rides and vice versa (think “Pirates of the Caribbean”), feeding an ongoing virtuous cycle.

“When you consider other elements of Disney’s business, those theme parks, they’ve shown themselves to be proven winners,” said Carissa Baker, assistant professor of theme park and attraction management at the University of Central Florida’s Rosen College of Hospitality Management. “There’s no doubt that they have stayed very competitive in the film space and the TV space, but they’ve always led the theme park sector.”

During the most recent fiscal year, the company’s experiences division — which is heavily anchored by the parks — brought in about 70% of Disney’s operating income, according to a filing with the U.S. Securities and Exchange Commission. By contrast, Disney’s sports sector, including ESPN, contributed 19% of operating income. The entertainment division, consisting of the company’s TV channels, streaming services and movie studios, brought up the rear at 11%.

Those numbers represent a stark contrast from even 10 years ago, when the company was heavily reliant on its TV networks, which brought in 56% of Disney’s operating income (that segment included ESPN at the time). The parks and resorts division drew just 20%.

The tide began to turn in 2019, as the global theme park industry saw record-breaking attendance, just in time for the pandemic to hit the next year.

With the parks closed, Disney reported an operating loss of $81 million in 2020 . Disneyland and Disney’s California Adventure, in particular, were shut for 15 months, due to tight restrictions in the Golden State. Since then, pent-up demand from visitors has propelled theme park revenue in a way that hasn’t been replicated in movie theaters.

“The industry was really growing quickly before COVID-19, and that obviously put a crimp on everything,” said Martin Lewison, associate professor of business management at Farmingdale State College in New York. “But it appears as long as the economy remains healthy, the industry is back on track for that growth.”

“Disney sets the bar for our entire global theme park industry,” Speigel said. “The guests, the visitors, they love the way Disney immerses you in their storytelling.”

The Disneyland Resort expansion plan, known as DisneylandForward, will help the 490-acre park stay fresh for visitors. The plan calls for changes to the park’s zoning, allowing the company more freedom to mix attractions, theme parks, shopping, dining and parking. While the plan doesn’t specify exactly which attractions will be added to the resort, company officials have floated ideas including immersive Frozen, Tron and Avatar experiences.

Over the years, Disneyland has cycled out many rides and exhibits to make way for new ones — for example, of the original 33 attractions that debuted with the park , only about a dozen still exist. (One that didn’t make it? The Monsanto Hall of Chemistry).

Though Disneyland and Disney’s California Adventure have recently seen additions such as Star Wars: Galaxy’s Edge , Avengers Campus and the renovated Pixar Place Hotel , giving guests new reasons to come back again and again are the key to increased growth. This summer, the Magic Kingdom will open Tiana’s Bayou Adventure , replacing the controversial “Song of the South”-inspired Splash Mountain attraction.

“In the theme parks business, you tend to make more money the more you invest,” said Lewison of Farmingdale State College. “People love riding Haunted Mansion 50 times, but the truth is that even that gets old. So new rides, new lands, new parks — these things draw in attendance, they create pricing power and they add capacity.”

And Disney’s rivals in the theme parks business show no signs of slowing down, meaning Disney can’t just rely on its existing hits. Universal Studios Hollywood recently added Super Nintendo World to its park, SeaWorld is touting new attractions and shows for its 60th anniversary this year, and even immersive art installation company Meow Wolf is expanding throughout the U.S.

The competition is becoming so fierce that Disney Chief Executive Bob Iger faced a pointed question during last month’s shareholder meeting about Walt Disney World’s readiness to vie with a new Universal park set to open in Orlando in 2025. He pushed back on the query, saying the idea that Disney World didn’t prepare enough attractions to compete for guests that year “just couldn’t be further from the truth.”

“We’ve been aware of Universal’s plans for a new park for more than a decade,” he said. “We have a sophisticated approach to analyzing the needs of all of our businesses and strategically deploying capital.”

The importance of the parks to Disney’s bottom line is also showing up in the entertainment giant’s search for Iger’s successor . (Iger is expected to retire in 2026.) Josh D’Amaro, the chair of Disney Experiences, which includes the parks, is considered one of four front-runners for the job. Notably, it was Bob Chapek, formerly of the parks division, who initially succeeded Iger, though he was later ousted from the role.

CHALLENGE.  Russia’s bid for the 2014 Winter Olympics was part of a broader goal to step back onto the world stage as hosts of major sporting events (the country’s last event was the Moscow Summer Olympics back in 1980). The challenge was threefold: to convince the International Olympic Committee that Russia had both the vision and the infrastructure to host such a major event; to develop the popular summertime coastal resort of Sochi into a world class destination for winter sports, and to design a stadium flexible enough to facilitate the Olympic ceremonies, then act as a venue for FIFA World Cup matches and, finally, become the home venue for a local football team.

INNOVATION. Sochi 2014 marked the first time that an Olympic Park had been designed as part of a Winter Games master plan. This unusual step set a unique legacy for the Games, marking Sochi out as a winter destination for decades to come. Within the park, the main level of the stadium is raised on a landscaped mound, providing stunning views from within. The unique engineering systems enabled truly memorable opening and closing ceremonies while, post-Games, the in-built flexibility of the stadium’s design means its capacity can change over time to provide event configurations from 45,000 seats for FIFA World Cup matches in 2018 to a compact, atmospheric 25,000 for local matches.

IMPACT. Winning the bid for the 2014 Winter Olympic Games not only reinstated Russia’s reputation as a viable host for major events, but transformed Sochi itself. The infrastructure that Populous’ work helped create has regenerated the region, marking Sochi out as a year-round tourist destination, and a major new European winter sports center.

The Fisht Stadium was originally designed to stage the 2014 Winter Olympics Opening and Closing Ceremonies and also as a legacy soccer stadium to host 2018 FIFA Semi-Final World Cup matches, as well as games for club side PFC Sochi and the Russian national team.

The project involved designing a scalable seating capacity that could rise and fall to meet the needs of event organizers for the Winter Olympics and the World Cup games, then reduce back for local club soccer. To achieve this, our teams devised an innovative open-ended stadium, with permanent stands on the eastern and western sides of the bowl with low-level seating at either end that can support the addition of modular temporary seating.

In the run-up to the World Cup, the addition of luxury corporate suites at the north and south ends further enhanced the stadium’s offer of permanent seating. This means that today the Fisht’s capacity stands at 36,000 seats.

The architectural language of the stadium has been designed to mediate between the Black Sea coast and the nearby Caucasus Mountains. The name ‘Fisht’ reflects the form of the roof, which was inspired by the nearby Fisht Mountain Range. The skeletal roof and seating support structure, as well as the fish-scale-like pattern of the ETFE roof alludes to the nearby sea. An open-backed concourse allows visitors to explore the outer podium with uninhibited panoramic views of the wider region.

The permanent canopies over the stands have been constructed from Ethylene Tetra Fluoro Ethylene (ETFE) multi-layered foil cushions, which allows the natural grass playing surface to absorb the ultra-violet light it needs to grow while simultaneously sheltering spectators from the elements.

From inside the stadium these cushions act as a lens, offering a playfully distorted view of the sea and the mountains and casting variegated light patterns across the bowl as the mid-afternoon sun shines through. Viewed from the outside, a white tint applied to the outer-most layer of foil gives the stadium a look evocative of the snow-capped mountain it is named after, and at night LED lights within the cushions themselves illuminate the façade with a vibrant rainbow of colors.

Populous’ master plan for the wider Sochi Olympic Park creates a setting for an eclectic mix of cultural festivals throughout the year and encompasses sections of the newly developed Sochi Autodrom race track, which has seen Formula 1 return to Russia for the first time in over 100 years. The development is considered one of the most successful examples of a sports legacy project in Russia’s history.

Local News | Feds plan to ask to seize Marilyn Mosby’s Gulf Coast condo at her sentencing

The government indicated early on in the case that it would seek forfeiture . Friday’s filing formalizes prosecutors’ request and sets up the possibility of a legal fight over the condo at Mosby’s May 23 sentencing.

The government intends to sell the condo, according to the motion, which Mosby bought in February 2021 for $476,000. If there are profits from the sale, Mosby would get back her $47,600 down payment, prosecutors wrote.

The condominium known as “The Tree House” sits along Florida’s Gulf Coast in Longboat Key. It is one of two Florida vacation properties that Mosby bought during the coronavirus pandemic using money withdrawn from her city retirement account.

Mosby used that money, about $80,000, to put down payments on the two properties. Prosecutors said she lied about suffering a pandemic-related financial setback in order to make the early withdrawals under the CARES Act, federal legislation that offered emergency economic relief during the health crisis.

A federal jury agreed, convicting Mosby of two counts of perjury in November . At her second trial in January, the government alleged that Mosby lied repeatedly when she applied for mortgages on the two properties, which were worth almost $1 million combined.

Jurors convicted Mosby of one count of mortgage fraud at that trial, finding that Mosby submitted a false gift letter claiming that her then-husband, Baltimore City Council President Nick Mosby, would send her $5,000 to close on the Longboat Key Condo. In fact, Mosby sent her husband the money herself before he wired it to an escrow agent.

Mosby faces up to 40 years in prison at her sentencing, though maximum sentences are rare. She has taken the unusual step of publicly asking for a presidential pardon ahead of her sentencing.

U.S. District Judge Lydia Kay Griggsby has scheduled a forfeiture hearing to take place on the same day as Mosby’s sentencing in Greenbelt.

In cases involving forfeiture, it’s not unusual for the defense and prosecution to come to an agreement, said Steven Levin, a former federal prosecutor who is not involved in Mosby’s case. It’s possible that Mosby could agree to pay a judgment instead.

“This way, to the extent she wants to, Mosby can conceivably hold on to the property,” Levin said. “And the government doesn’t have to deal with the headache of seizing the property, maintaining it and preparing it for resale, all of which carry significant costs.”

Mosby previously sold the other Florida vacation property , an eight-bedroom house in Kissimmee, near Disney World, for $696,000. She paid $545,000 for the home in September 2020.

Prosecutors would not have been able to seize that property anyway, Levin said , because Mosby was not convicted of the count of mortgage fraud related to that home.

The condo, however, is forfeitable “in its entirety,” prosecutors wrote, because Mosby could not have bought it without committing mortgage fraud. That includes any profits made from the sale of the condo.

“It would undermine the very purpose of forfeiture to allow Ms. Mosby to profit from the Vacation Condo’s appreciation,” prosecutors wrote in the motion.

Mosby’s lawyer, Federal Public Defender James Wyda, declined to comment. The defense will have a chance to respond in court.

The U.S. Attorney’s Office in Baltimore also declined to comment.
