Case Study House #10 was not originally commissioned as part of  Arts & Architecture  magazine’s Case Study House program, but was added upon completion in 1947 to maintain continuity in the program given the number of unbuilt houses up to that point. The house exemplified a number of the program’s goals, including the use of new building materials and techniques, affordability for the average American, simplicity of construction, economy of materials, and integration of indoor and outdoor living.

Designed by the father and son team of architects, Kemper Nomland and Kemper Nomland, Jr., the house was built on a sloping corner lot in Pasadena.  The downward slope of the lot served as inspiration for the house’s three-level plan.

The house is primarily of wood post and beam construction, set upon a single concrete slab, and features extensive use of large walls of glass.

The house’s shed roof parallels the slope of the lot. At the front of the house, steps and a walk lead down from the street to the main entrance, where a floor-to-ceiling pebbled glass wall in the studio overlooks the walkway.  The rear elevation of the house is formed mainly of sliding glass doors, with the roof overhang providing shade to a back patio outside of the dining room.

The top floor, at street level, contains a studio and garage. The master bedroom and a guest room and bath are on the middle floor, which also contains a gallery/hallway that overlooks the living room below through a large pane of corrugated translucent glass. The living room, dining room, kitchen, and a 1968 addition (by Kemper Nomland, Jr.) are on the lower level.

Pasadena’s only Case Study House has come on the market for $2.99m following an award-winning refurbishment.

Designed in 1947 by father and son architects Kemper Nomland and Kemper Nomland Jr, Case Study House 10 was part of Arts and Architecture magazine’s Case Study House programme , pioneering experimental low-cost housing. It also features on the National Register of Historic Places.

The 3,425 sq ft midcentury house – for sale via Deasy / Penner – has been given a top-to-toe restoration by its current owners, who bought it in 2012. Los Angeles practice Design Vidal was enlisted to update the abode, and the project scooped a Historic Preservation Award from the city of Pasadena in 2015, staying true to the Nomlands’ original vision.

The post and beam Case Study House 1o beds into a sloping site at 711 South San Rafael Avenue. Capping the four-bedroom Pasadena property is a simple shed roof that evokes the gradient of its setting.

After a lengthy renovation, Case Study House #10 in Pasadena is back on the market and looks like a true mid-century modern gem.

The 1947 home was originally designed by the father-and-son team Kemper Nomland and Kemper Nomland Jr. for the Case Study House Program sponsored by Arts & Architecture Magazine . It’s sited on a gentle slope in the San Rafael Hills and features a main residence, a one-bedroom guesthouse with bath and kitchenette, a refurbished pool, a workshop, and an attached two-car garage.

Shortly after purchasing the property, the current owners hired  Design Vidal  to remove the horrors of a series of unfortunate upgrades and restore the residence’s architectural significance.

According to the principal of the design firm, Guy Vidal, the  renovation  consisted of:

  • Bringing the eighties bathrooms “either 30 years backward or 30 years forward.”
  • Opening up the kitchen into the family room (which was added in the sixties) to create “a much bigger kitchen than the architect originally called for” but at the expense of the addition rather than the original kitchen.
  • Restoring the cement floors and aluminum windows.
  • Stripping the paint and restoring the original stain on the tongue-and-groove ceiling.
  • Integrating the seventies-era pool and guesthouse; “EG:  the coping and deck around the pool will be poured cement similar to the one inside the house.”
  • Taking out “the 2 HUGE and ugly AC package units from the roof” and restoring the roof profile.

They did such a spectacular job the current owners received the City of Pasadena 2015 Historic Preservation Award, as well as Pasadena’s Historic Preservation Commission’s 2015 Reconstruction Award.

Case Study House 10. Kemper and Nomland Kemper Jr

Although only included in the Case Study program after its completion in 1947 as certain intricacies in the plans were not fully realized before its construction, Case Study House #10 epitomizes the aspirations of the program .

Designed by a father and son team of architects, Kemper and Nomland Kemper Jr, the house, like many other Case Study homes, is a simple, low-cost modern building designed with an ease of living and positive family cohesion in mind.

Case Study House #10, still standing today on a quiet, leafy San Rafael Avenue in Pasadena, is primarily constructed with wooden posts and beams that frame large walls of glass . Set in concrete, the house was constructed over a gradual slope. The sites natural gradient enabled the architects to plan the rooms of the house on several different levels and, subsequently, the Kemper’s were able to utilize a basic shed roof, which paralleled the slope of the landscape, to adequately cover the entire structure.

The affordable materials used for the house’s construction system and the basic shed roof not only exemplify the goals of affordability and simplicity so often associated with the Case Study program but also indicate, due to the structure’s reflection of the landscape’s gradient, a harmonious relationship with the natural contours of the chosen plot of land; a quality that is at times lacking in other Case Study homes.

Kemper and Kemper Jr designed Case Study House #10 in a way that divided the interior space into three separate levels . A studio and garage flanked the entrance to the home, a middle level consisted of bedrooms, and the lowest level, at the rear of the structure, housed a light and spacious kitchen and living area.

By placing the living area at the rear of the house and sufficiently away from the road, the architects were able to further integrate the house with its natural landscape by imparting on the design the possibility of completely opening up the interior dining space to the outdoors by means of a large, sliding glass partition. This enabled the inhabitants of Case Study House #10 to relax, eat and spend family time among the many eucalyptus trees that furnished a major part of the surrounding landscape and exuded a subtle, relaxed atmosphere that seems to reflect the ideas behind the house’s design.

The top layer of the structure, housing the studio and garage, is situated parallel to the street itself and creates a boundary between the public street and the more private, family rooms further down the slope. The exterior side walls of the house converge diagonally as they move down the slope, giving the house the outline of a trapezoid if it were to be viewed from above.

The main entrance to the garage is situated on a side street but a small path enables the inhabitants to join the main path which leads to the front entrance of the house. This entrance, housed in a narrow porch that is recessed between the extended studio room and the back of the garage, is marked by a neatly designed pergola that covers the lower terrace while smoothly adhering to the lines of the house’s roof and, by proxy, the lines of the land itself.

The architects decided to situate the interior entry to Case Study House #10 near the center of its lengthwise circulation axis. On the right , as you enter the home, there is a narrow passageway that leads to the garage and the service area of the house, whereas on the left, another passageway leads directly to the bedroom wing of the home.

Due to this layout, there is a physical division between the more functional rooms of the home and the family rooms of the home which enables the inhabitants to enjoy the intimacy and privacy of their rest and recreational areas.

It is easy to see why Kemper and Nomland Kemper Jr’s design received a great deal of positive recognition and praise after its construction. By utilizing affordable materials, understanding and emphasizing the natural slope and of the land and creating a domestic space that welcomes and encourages indoor/outdoor living, the architects were able to design and build a pioneering house that is very much at home in the Case Study House Program .

The Case Study House Program started by Art & Architecture magazine ran from just after WWII until the early 1960’s. The idea behind the program was to ask up and coming architects to design homes using readily available ‘off the shelf’ materials espousing the indoor/outdoor living for which Southern California is now known. The houses were not to be a one off performance but capable of being rolled out in mass. At the time a tract home was synonymous with cheap crudely built homes with little to no design aesthetic.

Case Study House #10 was built by the father son team of Kemper Nomland & Kemper Nomland Jr. The house was originally not part of the program but after it was built it was incorporated because it met the idea and ideals of the program and the fact that so few of the designs had actually been built to that point.

Recent renovations extended the existing rear elevation cantilever overhang for additional late afternoon shading, kitchen updates and replacing rear elevation sliding glass doors. The fireplace was originally built on the exterior wall but is now fully enclosed within the living space.

Actress and comedian Kristen Wiig dropped $2.96 million to purchase the famous Case Study House No. 10 on San Rafael Avenue in Pasadena, Variety reported. It hit the market for roughly the same price just three months ago.

The 1947 home — designed by father-and-son architects Kemper Nomland and Kemper Nomland Jr.— was part of Arts & Architecture magazine’s Case Study program, in which renowned architects took a swing at building some of the most unique and influential homes to date. Renovated by Design Vidal in 2012, it currently includes three bedrooms, two-and-a-half bathrooms, a new swimming pool and spa, and a guesthouse.

Wiig, who gained national acclaim on “Saturday Night Live” and later earned starring roles in blockbuster hits like “Bridesmaids,” has maintained an impressive real estate portfolio on both coasts. Add Kristen Wiig and Lily Collins both to the list of c elebrities with good taste in design. Word has just surfaced via Dirt that former Saturday Night Live comedian Wiig sold a three-bedroom, two-and-a-half bathroom property to fellow actor Lily Collins last year, and it is none other than Case Study House #10.

For anyone with an interest in California Modernism, the Case Study Houses are practically sites of worship. The Eames House in the Pacific Palisades may be the most notable of the original 36 structures (some of which were never built), but many of the mid-century designed homes still stand today. Case Study House #10 is the only one in Pasadena, and it was built in 1947 by father-son architecture team Kemper Nomland Sr. and Kemper Nomland Jr. Their structures have housed Hollywood’s stars for decades, from ‘40s bombshell Jane Russell’s since-demolished Sherman Oaks home to Hannah Ware’s Beachwood Canyon spot that AD toured last year .

The 3,425 square foot property Wiig has handed over to Collins was updated by previous owners, but its single floor, floor-to-ceiling window-sided structure is undeniably California Modern. Wood wall paneling that the home originally flaunted has been replaced with white walls, though the corrugated glass partition that separates the living room from the entry way is still in place. The property also has a pool and spa, which were reportedly added in 2014, and a guesthouse that accounts for a bed and a bathroom, though it's unclear when this structure was built.

Wiig paid $2.96 million for the home in late 2017 , and after the $3.9 million off-market sale to the Emily In Paris star four years later, it’s clear that the property was a worthy investment.

Lily Collins Lands Coveted $3.9M Case Study House In Pasadena

Among the Hollywood set, Case Study houses have become a bit of unicorn. According to Dirt , lucky Emily in Paris star Lily Collins and husband Charlie McDowell snagged Case Study House #10 for $3.9M from Kristen Wiig of Bridesmaids fame. Sponsored by Arts & Architecture magazine, the Case Study Houses were a series of homes built between 1945 and 1966 that were meant to showcase work by major architects of the day, including Richard Neutra, Pierre Koenig, and A. Quincy Jones. The Case Study Houses numbered 36 structures (some of which were never built), but many of the mid-century designed homes still stand today.

The Case Study houses that made Los Angeles a modernist mecca

Mapping the homes that helped to define an era

Los Angeles is full of fantastic residential architecture styles, from Spanish Colonial Revival to Streamline Moderne. But the modernist Case Study Houses , sponsored by Arts & Architecture and designed between the 1940s and 1960s, are both native to Southern California and particularly emblematic of the region.

The Case Study series showcased homes commissioned by the magazine and designed by some of the most influential designers and architects of the era, including Charles and Ray Eames, Richard Neutra, and Pierre Koenig. The residences were intended to be relatively affordable, replicable houses for post-World War II family living, with an emphasis on “new materials and new techniques in house construction,” as the magazine’s program intro put it.

Technological innovation and practical, economical design features were emphasized—though the homes’ scintillating locations, on roomy lots in neighborhoods like Pacific Palisades and the Hollywood Hills , gave them a luxurious allure.

With the help of photographer Julius Shulman , who shot most of the homes, the most impressive of the homes came to represent not only new styles of home design, but the postwar lifestyle of the booming Southern California region.

A total of 36 houses and apartment buildings were commissioned; a couple dozen were built, and about 20 still stand in the greater Los Angeles area (there’s also one in Northern California, a set near San Diego, and a small apartment complex in Phoenix). Some have been remodeled, but others have been well preserved. Eleven were added to the National Register of Historic Places in 2013.

Here’s a guide to all the houses left to see—but keep in mind that, true to LA form, most are still private residences. The Eames and Stahl houses, two of the most famous Case Study Houses, are regularly open to visitors.

As for the unconventional house numbering, post-1962 A&A publisher David Travers writes that the explanation is “inexplicable, locked in the past.”

Case Study House No. 1

J.R. Davidson (with Greta Davidson) designed this house in 1948 (it was actually his second go at Case Study House No. 1). It was intended for “a hypothetical family" with two working parents and was designed to require "minimum maintenance.”

Case Study House No. 2 was designed in 1947 by Sumner Spaulding and John Rex. Arts & Architecture wrote that the home’s layout “achieves a sense of spaciousness and flexibility,” with an open living area and glass doors that lead out to adjoining terraces.

Case Study House No. 7

Case Study House No. 7 was designed in 1948 by Thornton M. Abell. It has a “three-zone living area,” with space for study, activity, and relaxation/conversation; the areas can be separated by sliding panels or combined.

Eames House (Case Study House No. 8)

Legendary designer couple Charles and Ray Eames designed the Eames House in 1949 and even Arts & Architecture seemed kind of blown away by it. The home is built into a hillside behind a row of Eucalyptus trees on a bluff above Pacific Palisades. It's recognizable by its bright blue, red, and yellow panels. The Eameses lived in the house until their deaths. It’s now open to visitors five days per week, though reservations are required.

Entenza House (Case Study House No. 9)

The Entenza House was built in 1949 and designed by Charles Eames and Eero Saarinen for Arts & Architecture editor John Entenza. According to the magazine, “In general, the purpose was to enclose as much space as possible within a reasonably simple construction.”

Case Study House No. 10

Case Study House No. 10 was designed in 1947 by Kemper Nomland. The house is built on several levels to mold into its sloping site. Recently restored, the home sold to Kristen Wiig in 2017.

Case Study House No. 15

Designed by J.R. Davidson in 1947, Case Study House No. 15 has south walls made of huge glass panels. Its flagstone patio and indoor floor are at the same level for that seamless indoor-outdoor feel. According to the magazine, the floorplan “is basically that of another Davidson house, Case Study House No. 11,” which has been demolished.

Case Study House for 1953

Craig Ellwood’s Case Study House for 1953 is usually numbered as 16 in the Case Study series . It has a modular steel structure and “the basic plan is a four-foot modular rectangle.” But the interior walls stick out past the exterior walls to bring the indoors out and the outdoors in. The Bel Air house hit the market in November with a $3 million price tag.

Case Study House No. 17 (A)

Case Study House No. 17 (A) was designed by Rodney Walker in 1947. A tight budget kept the house at just 1,560 square feet, “but more space was gained through the use of many glass areas.” The house also has a large front terrace with a fireplace that connects the indoor living room fireplace. The house has been remodeled .

Case Study House No. 17 (B)

Case Study House No. 17 (B) was designed in 1956 by Craig Ellwood, but “governed by a specific program set forth by the client.” Ellwood took into account the clients' collection of contemporary paintings and made the living room “purposely undersized” to work best for small gatherings. The house was extensively remodeled in the sixties by Hollywood Regency architect John Elgin Woolf and his partner, interior designer Robert Koch Woolf.

West House (Case Study House No. 18 [A])

Case Study House No. 18 (A) was designed by Rodney Walker in 1948. The house is oriented toward the ocean, but set back from the cliff edge it sits on to avoid noise issues. As A&A says, "High above the ocean, the privacy of the open south and east exposures of Case Study House No. 18 can be threatened only by an occasional sea-gull." The house features a "bricked garden room" separated from the living room by a two-sided fireplace.

Fields House (Case Study House No. 18 [B])

Case Study House No. 18 (B) was designed by Craig Ellwood in 1958. Ellwood didn’t attempt to hide that the house was prefabricated (the magazine explains that he believed “that the increasing cost of labor and the decline of the craftsman will within not too many years force a complete mechanization of residential construction methods”). The components of the house, however, are “strongly defined with color: ceiling and panels are off-white and the steel framework is blue.” According to A&A' s website, the house has been remodeled.

Case Study House No. 20 [A])

This two-bedroom house was meant “to serve young parents who find they can afford just that much,” according to architect Richard Neutra’s description. He also wrote that he used several different kinds of natural wood in the house.

Bass House (Case Study House No. 20 [B])

The Bass House was designed in 1958 by Buff, Straub, and Hensman for famed graphic designer Saul Bass. It's “unique in that it was based upon the experimental use of several prefabricated Douglas fir plywood products as part of the structural concept,” including hollow-core plywood vaults that covered the central part of the house.

Case Study House No. 21

Pierre Koenig designed Case Study House No. 21 in 1958. It was originally completely surrounded by water, with a walkway and driveway spanning the moat at the front door and carport, respectively. The house was severely messed with over the years, but restored in the ’90s with help from Koenig.

Stahl House (Case Study House No. 22)

Pierre Koenig's Stahl House , designed in 1960, is probably the most famous house in Los Angeles, thanks to an iconic photo by Julius Shulman . The house isn't much to look at from the street, but its backside is mostly glass surrounding a cliff's-edge pool. Tours are available Mondays, Wednesdays, and Friday—but book well ahead of time, as they sell out quickly.

Case Study House for 1950

The unnumbered Case Study House for 1950 was designed by Raphael Soriano. It's rectangular, with living room and bedrooms facing out to the view. However, in the kitchen and eating areas, the house “turns upon itself and living develops around a large kitchen-dining plan opening upon a terrace which leads directly into the living room interrupted only by the mass of two fireplaces.” According to A&A 's website, the house has been remodeled.

Frank House (Case Study House No. 25)

The two-story Frank House was designed by Killingsworth, Brady, and Smith and Associates in 1962 and it sits on a canal in Long Beach. A reflecting pool with stepping stones leads to its huge front door and inside to an 18-foot high courtyard. The house sold in 2015 with some unfortunate remodeling .

Case Study House No. 28

Case Study House No. 28 was designed in 1966 by Conrad Buff and Donald Hensman. According to the magazine, “the architects were asked to design a house that incorporated face brick as the primary structural material to demonstrate its particular advantages.” They came up with a plan for two symmetrical wings joined by glass galleries.

Kemper Nomland Jr. dies at 90; L.A. architect built Case Study House No. 10

Kemper Nomland Jr., a Los Angeles architect who teamed with his father early in his career to design and build one of the homes in the landmark post-World War II Case Study House program, has died. he was 90.

Nomland died Friday of natural causes at an assisted living home in Long Beach, said his daughter, Erika Nomland Cilengir.

A Los Angeles native who was a conscientious objector during World War II, Nomland joined with his father to form Nomland & Nomland after the war.

During their partnership, the Nomlands designed numerous projects; chief among them was Case Study House No. 10 in Pasadena.

Sponsored by Los Angeles-based Arts & Architecture magazine in response to the postwar housing shortage, the Case Study House program was a forum for experimentation in low-cost modern housing for middle-class families and involved major architects such as Richard Neutra and Charles and Ray Eames.

Case Study House No. 10, at 711 S. San Rafael Ave., was the only Case Study residence built in Pasadena.

The house, constructed in 1947, was designed specifically for the sloping corner lot in the hillside neighborhood.

“The structure is adapted to the contours of the site, with the rooms placed on several levels to accommodate the slope,” says a 2007 Pasadena cultural resources report compiled by the Historic Resources Group and Pasadena Heritage.

“The room identified as the ‘Studio Room’ on the original plans exemplifies the connection with the outdoors that was so prevalent in Southern California architecture. There is a continuous slab from inside the house to the terrace, separated by a wall of glass that merges the indoor room with the surrounding landscape,” the report states.

After working with his father for a number of years, Nomland worked for several architectural firms, and at one point he designed a house for actress Jane Russell.

Nomland was born May 8, 1919, in Los Angeles. After graduating from Pasadena City College in 1938, he earned a bachelor’s degree in architecture from USC in 1941.

He spent World War II in Civilian Public Service camps in Oregon, where conscientious objectors did forest-maintenance work -- first at the Cascade Locks camp and then at the Waldport camp, where he was involved with the fine arts group, designing several covers for books printed at the camp and working on Illiterati, a literary and artistic journal.

“I just figured I could never be involved in killing anybody,” Nomland said in an oral history interview for the U.S. Forest Service and Portland State University. “I couldn’t see any reason for war either. . . . I just couldn’t participate.”

In 1950, Nomland moved to Mount Washington near downtown Los Angeles, where he designed his own three-level, hillside home and at least a dozen other homes.

Nomland’s first wife, Ella, died in 1994.

In addition to his daughter, Erika, he is survived by his wife Joan and a grandson.

No funeral service will be held; a celebration of Nomland’s life is pending.
