Some hotels are in the planning stage, some are currently under construction, but a few hotels already offer the possibility to spend a holiday with the fishes. From partially submerged luxury suites to actual submarine stays, here’s my selection of the 10 most spectacular underwater hotels on the planet.

10. UTTER INN, VASTERAS, SWEDEN

This floating cabin in a lake near Stockholm is the brainchild of Mikael Genberg, a local artist and sculptor who has chosen to focus on “making art for the public”. Utter Inn is an underwater hotel located in the middle of Västeråsfjärden about 1 km (0.6 mi) from the mainland. The little red cottage is located on a floating jetty in Lake Mälaren, so guests can swim and sunbathe and enjoy the sunset before it’s time to sleep. The 25 sqm cabin (270 sqft) has two different parts: the upper one, floating above the surface of the lake, features a small dock for a boat, an outdoor deck and a kitchenette. The bedroom with twin beds is located 3 m (10 ft) below the water surface with panoramic windows facing all directions. The hotel can accommodate 2 people and is a perfect gift to give as a wedding gift or perhaps as a birthday present.

9. JULES’ UNDERSEA LODGE, FLORIDA, USA

Built in a former research institute, Jules’ Undersea Lodge is named after Jules Verne, author of the famous novel “20,000 Leagues Under The Seas”. It is the only underwater accommodation on this list that requires scuba diving to acc room, which is located 6 m (21 ft) under water. If you’re not a certified diver, expect to spend a couple of hours in a diving course before you can head below to your night’s destination. The lodge has all the comforts of home, such as a full kitchen, hot showers, and entertainment options, and a pizza delivery dinner is delivered in the late afternoon. And of course, there are outstanding views of the ocean and marine life too, which range from  tropical angelfish and barracuda to parrotfish and snappers. This adventurous hotel stay has attracted the likes of Canadian Prime Minister Justin Trudeau, Aerosmith’s Steve Tyler, and actor Tim Allen.

Elevated and crafted along an idyllic island beach, Zanzibar’s Manta Resort offers privacy, romance, adventure and water sports on East Africa’s finest island sanctuary. While the resort has some gorgeous seafront villas and garden rooms, it is especially famous for its underwater room, a private floating island with a bedroom 4 m (13 ft) below the surface. The floating structure, Swedish engineered, provides three levels: sunbathing and stargazing on the top deck, lounging and dining on the water deck, and sleeping surrounded by a tropical marine environment on the lower deck. Encapsulated within a turquoise blue bubble, watching shoals of reef fish swim by – sometimes in three or four layers of different species, this is a truly heart-stopping, yet awakening, experience.

With twin islands Play and Chill, Niyama Private Islands in the Maldives offers up the luxury of choice. While it doesn’t have underwater rooms, the sublime property is famous for being the location of the world’s first underwater club – called Subsix – which is set 500 m (1650 ft) out in the ocean and 6 m (20 ft) below the waterline. Subsix is reached by speedboat and by descending a dramatic three-tier staircase, illuminated by Italian abstract chandeliers like shining coral. In the depths, guests can hide away in the swooping curves of a clam-inspired bar or tuck into the soft anemone chairs beneath the soft waves of capiz shells draped from the ceiling. From private Champagne breakfasts, intimate subaquatic lunches, wedding blessings to wine tastings, themed evenings and club nights, you can chill out and dance the night away while looking into the depths of the Indian Ocean.

Moored offshore at Hardy Reef, 40 nautical miles from Airlie Beach, Reefsuite is Australia’s first underwater accommodation, offering a front row seat to the dazzling underwater world of the Great Barrier Reef. The pontoon hosts day trippers, on-deck overnight guests and a lucky few who’ll head below deck for a private, all-inclusive Reefsuite experience. Guest begin their journey with a cruise through the Whitsunday Islands to Hardy Reef onboard a high-speed vessel, arriving at the reef around 11am. Opened in 2018, the Intercontinental Shanghai Wonderland is housed in an abandoned quarry in Songjiang, China, about 50 km ( 30 mi) from Shanghai. With a construction area of more than 656,000 square feet, the hotel offers several dining options and 336 rooms & suites. In contrast to China’s traditional architectural concept of building high-rises, InterContinental Shanghai Wonderland adopts an unconventional design of extending space beneath ground by reflecting the natural landscape of the quarry. The 18-story hotel has two floors above ground, and 16 below ground, including two floors that are underwater in an artificial lake. The latter floors feature underwater suites that are two stories tall: the bedroom looks out to the water’s surface, while the living room underneath sits inside a saltwater aquarium. The lowest underwater floor also has a swimming pool.

Conrad Maldives Rangali welcomes guests to dive into in an extraordinary experience both above and below the surface of the Indian Ocean in the world’s first underwater hotel villa, called the ‘Muraka’. Australia's First Underwater Hotel Lets You Sleep Next to Fish in the Great Barrier Reef

I am 15 feet underwater, in Australia’s Great Barrier Reef . In front of me, fish of every size, shape, and color—tiny orange-and-white striped clownfish, silvery giant trevally, candy-colored parrot fish—are swimming around in a joyful frenzy. I feel like I’ve crashed some sort of underwater dance party. Suddenly, the fish dart away at a dizzying speed. Out of the depths, a hideous, shark-like creature with mottled gray skin and bulging eyes emerges, and begins slinking towards me. Suddenly, his jaws open, revealing rows upon rows of thin, sharp teeth. I scuttle backward, only to find myself trapped—by a pile of soft, thick pillows. I laugh, flooded with relief. This sea monster can’t possibly touch me: I’m watching this entire scene unfold from my king-size bed, in a glass-walled hotel suite beneath the Coral Sea.

Moments like this happen frequently at Reefsuites , Australia’s first underwater hotel . The hotel, which opened this past December just off Hardy Reef, consists of just two suites suspended beneath a floating pontoon managed by luxury tourism operator Cruise Whitsundays . Reaching it is a trek—from Brisbane, it’s an hour-and-a-half flight to Airlie Beach, then a three-hour boat ride over to the reef. But in this undersea sanctuary, you can observe 1,500 species of fish, as well as turtles, rays, and yes, even sea monsters from floor-to-ceiling windows, all without wetting a single toe.

Over breakfast, I tell Thorin, a snorkel instructor, about my near-encounter with the sea monster. “Oh, that’s George—he’s deadly,” he says of the Queensland Groper. “He ate a shark once. Last week, he swallowed a whole turtle. He spat out the shell and we found it under the pontoon.”

I’m reminded of this as I sit in bed later that morning, sipping coffee while admiring a green sea turtle glide innocently through the turquoise waters. George’s dinner, I think to myself, a little sadly. Poor thing. And then I watch as the turtle sidles up behind a peacefully bobbing jellyfish and casually rips it in half with its teeth, slurping up its tentacles like spaghetti.

“It’s wild out there,” says Gabriella, a Reefsuites concierge, as she shows me around my suite. She gestures outside the window at a giant trevally tailing a tiny striped clownfish. “This is not an aquarium. This is the ocean. This is the reef.”

Her words echo in my mind. This is not an aquarium. This is the reef.

As a native Australian, I’m all too aware of how fragile the environment is, and how crucial it is to respect it. As I write this, deadly fires rage across the country —my own hometown of Sydney is engulfed in smoke and ash. And it was only two years ago that Cyclone Debbie tore through the Whitsundays, leaving entire islands stripped bare and destroying homes, hotels, and infrastructure. The Great Barrier Reef suffered extensive damage, with some reefs seeing a 95 percent loss of coral—a further blow to an ecosystem already threatened by the effects of climate change (like coral bleaching), and natural predators like coral-killing starfish. In a region still very much in recovery, are tourist attractions like Reefsuites adding further harm?

It’s a question worth asking. In the past year alone, the region has seen an unprecedented number of new tourism developments . The Queensland Government, in an effort to revitalize the region post-Debbie, pumped $25 million into new attractions, including luxury hotels like the newly reopened InterContinental Hayman Island Resort , a six-sculpture underwater exhibit, and a permanent underwater museum—the first of its kind in the Southern Hemisphere—set to open in March. The launch of Cruise Whitsundays’ $8 million pontoon—a two-story, 6,000-square-foot floating platform aptly named Reefworld—this past December has lured an additional 300 visitors out to the reef for snorkeling and diving day trips; of these, 28 stay the night in swag tents on the pontoon's upper deck (a glamping-beneath-the-stars experience called Reefsleep ), while four head down to spend the night in an underwater Reefsuite.

“It gives more people the chance to see the Great Barrier Reef,” says Kate Jones, Queensland’s Minister for Tourism Industry Development. “Thanks to this new attraction, we’re expecting an extra 60,000 visitors per year to the Whitsundays.” (The region currently receives more than 2 million visitors annually.)

The increased tourism is, of course, terrific for the economy: Reefworld alone is expected to bring in an extra $23 million for local businesses. And the attractions themselves are certainly well-intentioned: new hotels, like the 100 percent solar-powered Elysian , show a deep commitment to sustainability, and the Museum of Underwater Art aims to increase awareness of the environmental issues affecting the Great Barrier Reef. But as I watch hundreds of day-trippers pour off the boat from Airlie and plop one-by-one into the shimmering water, making a beeline for the reef, I’m reminded of the tourists swarming Machu Picchu and the congested sands of Boracay —and I can’t help but wonder if our increased presence might only be damaging the precious landscape we came all this way to see.

“When you have 300 people going out on the same section of reef every day, then yes, there’s bound to be some localized damage to the reef,” says marine biologist Johnny Gaskell, who is based on nearby Daydream Island. “Usually, though, it’s not permanent, as corals do recover rather quickly from physical damage, granted it’s not from a cyclone. By concentrating tourism to one small section of the reef, and by carefully managing and controlling it, you’re ultimately able to protect other sites that are more vulnerable and in need of recovery.”

That’s good news—except that tourism on the reef doesn’t exactly seem all that “concentrated.” Reefworld operates off of Hardy Reef, while the underwater art installations can be found scattered all throughout the reef, from Magnetic Island and John Brewer Reef all the way down to Langford Spit. Still, Gaskell says that development is strictly controlled and that tourism sites are carefully selected by the Great Barrier Reef Marine Park Authority (GBRMPA). In fact, only 8 percent of the entire reef is set aside for tourism. (For perspective, the whole of the Great Barrier Reef is larger than Italy , spanning a 135,000-square-mile area. That means roughly 9,000 square miles are allocated to tourists—which is geographically huge, but just a small part of the overall reef).

Gaskell also adds that tourism operators are not only limited in where they can operate on the reef, but how. All operators are required by the GBRMPA to acquire a permit ensuring that they meet strict environmental standards during construction and operation, and work closely with the GBRMPA to monitor visitor behavior and reef health. Additionally, all tourism operators like Cruise Whitsundays are required to pay an environmental management charge of $6.50 per visitor to the GBRMPA, part of which goes toward protection and conservation activities, as well as toward environmental research. This means that every tourist, whether they’re aware of it or not, is actually helping to fund conservation efforts on the reef.

“Overall, tourism has a negligible impact on the reef,” says David Wachenfeld, chief scientist at the GBRMPA. “In fact, some of the reef’s highest coral densities are found at the most heavily visited tourism sites, due to tourism operators managing the site so carefully. Without question, climate change is the greatest source of impact to the reef.”

But what about Reefsuites? Surely these luxury underwater suites must leave a greater impact on the reef than the snorkeling exploits of your average day-trip visitor?

“Having fully submerged suites doesn't impact the reef,” says Luke Walker, Chief Operating Officer of Journey Beyond, Cruise Whitsundays' parent company. “The physical impact of adding the underwater suites to a standard pontoon design is negligible. We've had significant input from the GBRMPA to ensure the protection of the reef at every stage of development.”

Gaskell seconds this. “As far as I know, Reefsuites has no greater impact on the reef than having a boat out there,” he says. “Besides, any small impact is outweighed by the value it brings. It’s one thing to go out snorkeling or fishing for the day, and another thing entirely to spend the night underwater, surrounded by marine life. It allows people to make a connection with the environment that they wouldn’t otherwise get, and that makes all the difference.”

So while this idea—that added tourism can actually do more good than harm—sounds counterintuitive, especially when you consider places like Venice , Dubrovnik, and Angkor Wat , which struggle routinely with overtourism —it makes sense. It wasn’t until this trip, as I snorkeled through the Reef's glistening emerald waters and came face-to-face with its marine life, that it stopped being just another destination and became part of my own story—a place I cared about and wanted to help protect.

When I saw George emerge from the depths that first night, I’d registered him immediately as an interloper, an unexpected guest. And then I caught myself. Who was I kidding? George lived here. I was the guest in his house. And like any guest, it was my duty to behave thoughtfully and respectfully. This notion of responsibility stayed with me long after my Reefsuites experience.

As travel becomes increasingly democratic, it’s easier than ever to take our access to these destinations for granted; we flit from one spot to the next, assuming our right to be there and rarely questioning the effects of our presence. Hydropolis or Underwater Hotel is greatly renowned as the first underwater hotel of Dubai. The land station is located in the famous Jumeirah Beach. This land station of the Hydropolis is the entry point to the hotel. The suites of Hydropolis are all bubble shaped, and are located about 20-metres under the water. Although all the suites in the hotel are located underground, the twin domes and the ballroom rise to the surface of the water. Guests who will be present in the ballroom will have one of the finest views of Dubai skyline as well as the coastline. Keeping in mind the underwater safety requirements of the guests, the hotel has come up with many techniques. There are a several water tight doors, which can be sealed off by the management of the hotel in case there is an accidental rupture and water starts gushing in.

Dubai Underwater Hotel will be the ideal destination for honeymooners and couples who want to make their tour memorable. In order to spend a luxurious night in the hotel, you would need to shell out around USD 5500 per night for a room, but it is sure to be an out of the world experience. The hotel was initially scheduled to open its doors in 2007, but due to the herculean task of construction and the recent global economic scenario it got delayed – the hotel is expected to open in 2009, but as 2020 its not opened yet.

Text description provided by the architects. The construction site is situated in the Northern Administrative District of the city of Moscow , to the east of Dinamo Stadium; this is an area that is currently undergoing extensive regeneration. The complex comprises a hotel (Block 1), conference center and apartment hotel (Block 2). The most advantageous location has been given to the hotel, which is situated in the southern part of the site, closer to Leningradsky prospekt; the hotel is the ‘calling card’ for the entire project.

The first story of Block 1 comprises the hotel’s entrance hall and lobby, restaurants, and infrastructure needed in order to serve guests. The hotel is linked to the apartment hotel (Block 2) situated directly behind it by a covered gallery/passageway. The second story, which is likewise linked, accommodate a conference center (comprising meeting rooms and a conference hall with a double-height space and the ability to be divided into three separate halls) and spacious recreational areas.

The 5th to 13th floors of the hotel have a total of 297 hotel rooms (standard, superior, and deluxe, including 2 diplomatic suites and 1 presidential suite). The 13th floor has a recreation area for guests, while the southern side of the 14th floor is occupied by a sky bar. The facades of the building are faced with natural travertine. The nobility of natural stone emphasizes the detailed surface.

New downtown Asheville hotel, Starbucks drive-thru approved by city planning board

ASHEVILLE - If you are looking for a Starbucks to get your Iced Brown Sugar Oatmilk Shaken Espresso — it seems yet another may be coming to the area.

During the Dec. 6 Planning and Zoning Commission meeting, a conditional zoning amendment, initially approved for a 511 Brevard Road hotel in 2018, was brought forward by Bear Creek Holdings LLC. The amendment was to add language that would allow a drive-through on the property.

Representative for the applicant, Bo Carpenter, didn't try to beat around the proverbial coffee bush. The amendment was for an even more specific reason.

"I don't think I'm talking too far out of the school to say that this is going to be a Starbucks," Carpenter said. "We are going to have a new Starbucks next to the hotel."

The Starbucks would be one of four tenants in a 6,000-square-foot building just north of the TownePlace Suites by Marriott Asheville West. The lot would include 48 parking spaces and connect to South Bear Creek Road.

A short discussion about why the language had been used to disallow drive-through, along with three conditions that city staff recommended to add to approve the project.

The language disallowing drive-throughs was added "due to concerns with pedestrian walkways," Carpenter said.

Conditions for the amendments approval included improving the existing crosswalk on South Bear Creek Road to a high visibility crosswalk, that a pedestrian connection be provided in the form of a sidewalk between the existing hotel and future building on the Starbucks outparcel and that the developer make a "best effort" to minimize potential conflicts on the drive-through aisle.

The amendment to allow the addition of a drive-through was unanimously approved with conditions. In 2021, the same amendment had been brought to the commission, where it was unanimously denied, according to city planning documents.

As the amendment regards a conditional zoning process, the amendment to allow the Starbucks drive-through will have to be approved by City Council.

Earlier last year, two more Starbucks looked to move into the area, beginning their construction earlier this year. If the drive-through amendment is approved, this will be the third proposed Starbucks to come to Asheville since December 2022.

Tempo by Hilton approved

The city of Asheville Planning and Zoning Commission unanimously approved a hotel slated for 22 Carter St. during the commission's Dec. 6 meeting.

The hotel, dubbed "Tempo by Hilton," was proposed by Milan Hotel Group. Milan had recently gained approval for another hotel — the Tribute Hotel — to be located just down the road at 68 Carter St.

Milan has previously developed the Courtyard by Marriott Asheville Biltmore Village on Meadow Road and got approval for an  Extended Stay Hotel on Biltmore Avenue . The Extended Stay applied for construction permits in early 2023, according to the city development portal.

The Tempo hotel is set to have 115 rooms over six floors. The parking deck will have a total of 121 spaces. The building will have a gross floor area of 50,244 square feet, with retail and parking below the development. City Planner Clay Mitchell noted that 115 rooms is the maximum a Level II project can contain. Exceeding 115 rooms would require a Level III conditional zoning process.

The Tempo will take the place of the Sycamore Temple, which sold the 0.67-acre property to Milan Hotel Group in July 2022 for $3 million.

Tree canopy preservation compliance is being met by planting three large trees, one medium tree and seven smaller trees. A "fee in lieu," a charge for not replacing tree canopy, would have cost $93,534.

The development is looking at the third option on the public benefits table, which is $6,000 per room toward the Housing Trust Fund, according to applicant contact Tony Hauser.

Tempo also received positive feedback from the city Design Review Committee, which lauded the designers turnaround on the building, which had been sent back for edits three times. One committee member said the proposal was "a much better, much stronger building" after returning to the committee for another round of critique.

Previous discussions of the hotel during the Design Review Committee approval process also considered turning Carter Street and Ann Street into one-way roads, according to a city staff report on the proposal.

"My thought is those streets are very narrow," Commissioner Jenifer Bubenik said in agreement with the idea of converting the roads to one-way streets.

Hauser estimates that the hotel will be built in "18-24" months, pending permit approval.

If both Milan hotels are built, they would add to an area of Carter Street and Haywood Street where two hotels have already been built, with another — the Embassy Suites — scheduled to open Dec. 27. Another hotel was proposed for 215 Haywood St. in September.

If all are built, the two streets would have a total of six hotels, largely concentrated on the Carter Street and Haywood Street intersection.

Missing middle housing presentation

The recently published Missing Middle Housing Study was presented by city urban planner Vaidila Satvika during the commission's meeting.

"We all know we are in a bit of a housing crisis so we are trying to review the policy and barriers that impact housing supply in Asheville," Satvika said of the motivation for the study.

In 2014, around 70% of homes in the Asheville area would be affordable for a family earning the local median income. Now, only "20%-30%" are affordable to those families, according to the study.

Missing middle housing is house-scale buildings with multiple units in walkable neighborhoods, housing types that have been largely missing from the residential housing market over the last 70 years, such as duplexes, cottage courts, triplexes, fourplexes, multiplexes and townhomes.

The $85,000 study was funded in 2022 by Asheville City Council and was led by consultants from the California-based Opticos Design and the Oregon-based Cascadia Partners.

Satvika said that it's "doable" that a package of changes could come to reflect aspects of the Missing Middle Study by spring.

"The study found that the existing regulatory context in Asheville encourages single-family housing significantly more than missing middle housing types," Satvika said. "Simply allowing more single family homes to be built will not move the needle enough to address this housing shortage or increase attainability."

"To me, this is an important part we need to really absorb."
