Definitive Guide to Creating a Real Estate Investor Presentation

The following blog is a compilation of teaching notes and best practices for the creation of an institutional quality real estate investor presentation from my "Real Estate Capstone" course at Columbia University.

PART I – Tips for Institutional-Quality Real Estate Investor Presentations

Investors often have very limited time and many investment opportunities seeking their attention. It’s important to keep your real estate investor presentation comprehensive but succinct.

Throughout your investor presentation, keep things simple, easy to follow and not confusing. Cut right to your main points. 

Use bullet points wherever it makes sense. Use charts to illustrate things like your organizational structure or investment process. Include maps where applicable. 

It is critical to articulate clearly how your strategy will create value and generate returns for investors. 

You may not always have the opportunity to walk investors through your materials in person, so be sure your presentation is easily understandable as a stand-alone document, fully self-explanatory (yet succinct).

Every page should have a purpose and should tell an essential part of the overall story. Don’t include pages that are merely “fluff” and don’t add value. 

Your real estate investor presentation should communicate your investment opportunity visually and in a way that gets investors excited about your project. When appropriate, images can be a much more effective way to communicate vital info.

Be professional with the layout and appearance of the presentation. Some common missteps: 

  • Maps or images that are blurry
  • Drastic inconsistencies with layout or margins from one page to the next
  • Too many different font sizes
  • Fonts that are too small to read

Have someone proofread the investor presentation for typos and other errors, including numerical inconsistencies between different parts of the presentation (a very common issue often resulting from updates to the financial analysis). 

In particular, watch for small errors that spell check might miss. 

All of these things can detract from an otherwise quality document.

It can be very helpful to save your presentation as a PDF file and then print it out. Often this can help you spot errors that you have not previously noticed.

When sending your presentation to investors, it is always advisable to send as a PDF file.

PART II – A Roadmap for Your Real Estate Investor Presentation

1) executive summary .

Ideally, the executive summary section should fit onto a single page (two pages maximum).

I recommend that you complete this section after having completed all of your other sections.

It is important to have a strong executive summary that provides investors with a quick overview of your proposal, as opposed to making your audience leaf through many pages in order to understand what is going on.

Investors like to know right up front what you are doing and what they are being asked to say "yes" or "no" to. Get to it right away, rather than having a slow build-up.

Right up front, state very succinctly the key facts of the project: 

  • The market opportunity and your strategy for capitalizing on that opportunity 
  • What is being developed? 
  • Vision, concept, program, uses, target market, positioning, etc.

Provide a preview of the most essential numbers and key financial figures: 

  • Size (total square feet, unit count, etc.) 
  • Acquisition price 
  • Total cost 
  • Equity and debt amounts (as applicable) 
  • Levered returns (equity multiple, IRR and net profit) 
  • Stabilized yield (if applicable)

Investors weigh the sponsor team at least equally if not more than the investment opportunity. Your team section needs to convey trust.

Include a company profile.

Add your team’s qualifications and credentials, as well as other reasons why investors should trust your team for this project.

How long has your current management team been together?

Explain your team’s competitive advantages. How will you out-perform your peer group?

  • What can investors get from your team that they can get from only your team? 

Add an organizational chart.

Include bios of key team members:

  • Professional background 
  • Notable past projects 
  • Areas of expertise 
  • Roles and responsibilities 

Do you have a track record? Include it, as well as the returns you achieved.

Lastly, tell investors your “why”. Share your mission statement and company culture.

3) Market Analysis 

Often, investors will conduct their own market research, so this section should be succinct and limited to market data which is directly relevant in supporting your investment opportunity.

Avoid data that is not directly relevant.

Some sponsors find it helpful to “start wide and then narrow.” Begin the market analysis section with macroeconomic or regional data, and then gradually narrow to neighborhood-specific and eventually property-specific data. Only include macro data that is directly relevant to your specific investment opportunity.

For all data presented, be sure to state what it means for your project specifically and how it substantiates your business plan. Be careful to not bore your audience with too much raw data – especially that which does not serve an essential purpose in supporting your business plan. 

Include in the appendices, any tables, graphs or raw data that you used to source your findings. End notes can be used to refer the reader to exhibits of more in-depth market data placed in the appendices at the end of the real estate investor presentation.

The market analysis section may also include the following items (depending on the property type or strategy). Again, limit the information to only the most directly relevant: 

  • Demographics 
  • Household income 
  • Spending patterns 
  • Consumer preferences 
  • Price points (rents, sales price per square foot, ADR, etc.) 
  • Trends and cycles 
  • Demand (vacancy or occupancy), key demand drivers 
  • Supply analysis (competitors, pipeline and comparables) 
  • Any other relevant data 

Some sponsors find it helpful to include maps locating the project with respect to: 

  • Comps or competitor properties 
  • Transit nodes or transportation infrastructure 
  • Retail, restaurants, schools, parks, other urban amenities or points of interest 

I advise providing comps of recent similar transactions within the same market to demonstrate that your acquisition price and/or exit valuation projections are realistic.

4) Site Description / Property Description 

Some sponsors find it helpful to locate the subject property on maps of more than one scale. Start with a wider map of the overall metro area, then zoom in to a tighter map showing just the immediate neighborhood. 

Describe the parcel and its immediate surroundings. Include lot dimensions and area or existing building size and description.

Sometimes it can be helpful to explain key details of the existing zoning parameters, especially when your business plan calls for building modifications or when a new ground-up development is proposed.

Add photos of the property in its current state.

5) Investment Strategy, Concept and Program 

Walk the reader, step-by-step, through the development process or investment strategy.

Wherever possible, communicate key project facts and information through graphics: charts, tables, graphs, drawings, or images - as opposed to paragraphs of text. Be creative!

Take every opportunity to communicate your concept visually, in a way that gets investors excited about your project.

Briefly summarize the vision, scheme or use(s). Particularly if there is an interesting “story” about the project, explain the genesis of the deal or the “inspiration” for the vision.

Provide a detailed programmatic breakdown: 

  • Total gross square footage and/or total net square footage 
  • If your development contains more than one use, list the gross and/or net square footages of each use
  • Number of units and/or keys (if applicable) 

Market positioning: where is your product positioned within the market?

Target market: who is your target customer/buyer? (Income, age, family composition, education - as applicable).

Floor plans, sections, stacking diagrams and/or other drawings as necessary to illustrate the placement of uses on your site or within the building.

Provide a few brief bullet points with accompanying renderings or representative images that best convey your vision and/or inspiration for this development. What is the “look and feel” you are going for?

Be sure to use the highest resolution images possible, as low resolution or blurry images will ruin an otherwise high-quality presentation.

For renovations, adaptive reuse or reposition projects, some sponsors find it helpful to show “before and after” images.

If your business plan includes a retail component, consider naming the specific retailers or types of retailers you are targeting.

Provide information on the project architect and/or design team, to the extent that this has been determined.

For non-typical strategies, discuss precedent projects (they do not necessarily need to be in your immediate geography).

How will your project be differentiated from not only the existing competitive landscape, but also from projects that will be delivered to the market before or after your project? How will you outperform them?

6) Financial Analysis Section 

For financials, it can be helpful to provide numbers in table format, rather than burying numbers deep within paragraphs of text.

Discuss the investment process, hold period and exit strategy. 

  • Who are the most likely buyers for your project upon exit? (Family offices, REITs, etc.) 

Show the sources and uses of funds.

List all relevant assumptions (as applicable): 

  • Sale prices 
  • Rental rates and rental growth rates 
  • Square footages 
  • Unit count / unit mix / key count 
  • Vacancy rates / occupancy rates 
  • LTC/LTV, other debt terms 

Include the land/property acquisition price that the concept can support.

Detail a hard and soft cost budget breakdown (this section can also show each line item per unit and/or per square foot).

Show a cash flow or income statement with a total exit valuation or sales proceeds amount.

Present return and debt metrics:

  • Levered and unlevered returns
  • IRR, equity multiple, net profit, yield (cash on cash) etc. 
  • Stabilized yield-on-cost
  • Debt service coverage ratio (DSCR)
  • Sensitivity analysis on major assumptions

Some sponsors find it helpful to show returns for the most conservative “base-case” first, and then show returns for more optimistic scenarios.

It may also be helpful to show returns for stress-tested scenarios.

Depending on the specific audience, it may be helpful to compare the projected returns of your investment opportunity with those of alternative investments or other asset classes.

7) Other Things to Include  In Your Real Estate Investor Presentation

Project schedule; timeline of the strategy or investment/development process.

Summary of key terms (often presented in table format) 

  • Total amount of equity required 
  • Minimum investment amount per investor 
  • Promote structure (waterfall) 
  • Other key terms, as applicable

Investment considerations (risks - often presented in bullet point or table format)

  • Some sponsors find it helpful to preemptively disclose the most obvious concerns that investors would most likely have about the investment opportunity. 
  • Investors will often try to find the “Achilles Heel” in your strategy anywhere they can. Preemptively disclosing risks accompanied by your plan to address these potential pitfalls can reassure investors that you have thought the project through all the way. 
  • What could go wrong that could result in your project not meeting target goals? Explain how you would mitigate each of these things. 
  • If things do not go according to plan, what is Plan B?

Community relations strategy / social responsibility 

  • How will your project improve the lives of end users or other stakeholders, and/or make a positive impact on the surrounding community? 
  • Explain your approach to community concerns. 
  • What will you do to win over neighbors, local elected officials or other stakeholders to be in favor of your project and not against it? 
  • This section often discusses sustainability. 

One or two representative “Case Studies” of similar prior projects: 

  • Walk the reader, step-by-step, through the development process 
  • Provide key facts and figures of the project (table format is recommended) 
  • Show realized returns (as applicable) 
  • Provide “before and after” images 
  • Can be an excellent way to articulate your strategy 
  • Particularly for less typical strategies or less familiar markets, case studies can be used to illustrate that the concept is not conjecture, it has been proven before. 

8) Investment Highlights  (Conclusion)

Using bullet points, succinctly summarize the most compelling points about your investment opportunity.

Why should someone invest? What are the last key points you want to emphasize and leave the reader with?

Accompany with a nice image of your project.

9) Legal Disclaimer

Consult your attorney.

How can investors reach you?

11) Appendices 

The appendices can be used to provide helpful supplemental materials that would encumber and drag down the flow if included in the main body of the real estate investor presentation, such as: 

  • More detailed market data, tables, graphs, maps or original source materials referenced in the main body of the market analysis section. 
  • More detailed financial information, cash flows or income statements. 
  • Additional detail on track record or representative case study projects. 
  • Any additional supporting information.

Best practices for building your pitch deck

There are several indicators of all sizes that will either make or break your opening pitch. We can’t stress how important it is to make your deck a perfect representation of the partnership you are offering.

This portion will go over some great practices.

Understanding your audience

Who are you pitching to?

Set a target of your ideal real estate investor. Make sure the project you are presenting is completely aligned with what they are looking for. Commit some time to do your own research and investigate what has been a success for the business person you are presenting to.

According to DocSend, investors only spend less than 4 minutes looking at a pitch deck . Investors are likely busy people, meaning they are strategic and sophisticated. Meaning, they usually know what they are looking for. That said, it is highly important to make your pitch deck as concise as possible.

Every slide should be straight to the point, every piece of information should be accurate and properly displayed.

Leveraging your value proposition

Always highlight the value of the project you are proposing.

Articulate what you can offer and what strategy you will use to create value and how you plan on generating attractive returns. Always support your document with facts, this will show your value proposition as a great opportunity to investors.

Building a summary statement.

Imagine a strong summary statement as the preview to your pitch book.

The slide should display a brief piece of information that will show investors what your proposition is all about in just one glance. Focus on your brand identity, your vision, and your value proposition.

Your company’s summary statement should follow the theme of being clear and concise.

The opening slide should be able to pique your investors’ interest and keep them engaged to read through your entire pitch deck.

Cutting excess

Keep it simple, informative, and straight to the point.

Don’t go overboard on jargon, too many slides, or unnecessary information. These acts set the tone of “trying too hard” and can hurt the next steps to closing the deal.

Time is of the essence and if a pitch deck displays any of the above examples, it risks being perceived as unorganized and a small understanding of how important time is.

Your theme should be simple, succinct, and direct. An ideal investor presentation should only have about 20 slides or less. Additionally, each slide should have a direct purpose while supporting one another.

This will help paint a clear picture of the real estate opportunity and value you are presenting to target investors.

How to structure a real estate pitch deck

Structure is key in life and is equally relevant while creating investment pitchbooks . With so many moving parts, things can get messy really fast. Here are a few key tips to achieving a strong structure while creating the perfect pitch deck.

Presentation format and theme

Every book begins with a clean title page. While simplicity is key, it’s important to get everything you need placed in the correct formats. Correct formatting and placement allow you to set the tone when deciding on your theme.

A dialed-in title page should display the following:

  • Company Logo – Make sure to remove the background and make the image transparent (we recommend using Remove BG ) so your theme isn’t disrupted by a background that doesn’t match. You can also include contact details like phone numbers and email.
  • Tag Line – An optional tag line that summarizes your value proposition/
  • Table of Contents – Attach a table of content to give your investors a broad overview of your pitch deck’s coverage. This will help navigate through your file and find specific parts of your proposition
  • Disclaimer – Your terms, conditions, and limitations of your corporation, proposition, and business should be clearly stated. It can be ideal to consult a professional attorney for disclaimers.

The executive summary

An executive summary is your chance to show your investors what you are all about. After review, they will likely decide whether to read on or pass on.

Check out these tips to build on the right approach when it comes to the executive summary:

Brand – Be sure to establish your brand on the executive summary page. Strong branding the key to explaining your company identity.

Overview – This is the appetizer to what you are really presenting. Give a few strong details of the reason for your pitch, but keep it short and sweet. In the later parts of your presentation, you will deliver the main course.

Demonstrate your leadership skills – Articulate your goals and how you aim to pursue them.

Ultimately, it should not go beyond 2 pages or slides. While it is one of the first pages of your pitch deck, it is best to create it last, you have all the details laid out.

Property overview

Your pitch book is a visual presentation of the opportunity you have for real estate investors. Approach this as a way you would consider looking for an apartment to rent. No one likes going forth on simple specs and details so the best practice is to get all the information on the table in one shot.

Check out these tips on presentation of a property overview:

Description –  Give a brief explanation of the specs, region, location. Present key points on what makes the location strategic for the project to highlight the opportunity you would want to pursue with them.

Photos – Up-to-date photo examples are highly important. Make sure the photos are high-quality, relevant, and well placed.

At the end of the day, a detailed property overview will allow your investors to fully visualize your project so they can align their vision to yours.

Market analysis

A business’ revenue opportunity is often based on what market can it tap on and what demands or industry gaps can it address.

Gather information on who your real estate project can serve, whether it be residential, commercial or others. Emphasize the size of the market you are pursuing, by starting with a global scale like the industry or industries you can tap into. You can narrow it down to your primary target market to the customers or clients your property can cater to.

Your market analysis is highly supplementary to show your investors how big the opportunity you are presenting is.

You can use graphs or visual representations for your market analysis to be easily understood in one glance.

Business plan

Real estate investors support ventures to gain a share of profit, hence it is necessary for your investors to know how you are planning to generate and increase revenue for your real estate property or project.

Present a clear and realistic road map of your project to present how you can achieve your target revenue for a certain span of time. Consider including a marketing plan and an outline of the project which include the projected expenses too.

You can lay your business plan in specified phases, points, or stages. This will put you and your investors on the same page on where you are at on the property or project and where you want to take it in the future.

Income and expenses

For the financials section, make sure to lay out your income and expenses in an easy-to-read table.

This will allow your investors to easily compare how much you can make against how much it takes to complete, maintain or operate your real estate project . Provide a land or property acquisition price if possible as well of cash flow statements with exit valuations.

If you have complex financial statements, keep your pitch deck simple by detailing income and expenses and prepare a separate file that has a comprehensive financial model that you can easily link.

Financing options

If you are securing a real estate property or land for your project using loans, list them down on your pitch book as well.

You can include the lenders and the amortization, as well as the interest type and rates applied. Also, be transparent about other financing options you are considering. If these options are not finalized yet, cite financial disclaimers that the information on the page is subject to change.

Other assets in your real estate portfolio

Build trust with investors by demonstrating previous real estate projects you have completed.

Include the most successful, recent ones if you have multiple assets to choose from. However, if you do not have a portfolio yet, you can skip this part.

Team and organizational chart

Show off your talent by creating a strong team and organizational chart. Make this page readable and impressive. Include the leadership or management team and give brief information about their background. Along with your portfolio, your team’s page should build trust and credibility.

This will let the investors know who will they be working with and what their qualifications and advantages are. You can also include strategic advisors, sponsors, partners, or investors.

Common mistakes to avoid when creating your presentation

If you are new to business or have a limited idea of real estate investing, putting together a good pitch book for real estate investors can be challenging. As you start, try to avoid the following mistakes:

Lengthy pitchbooks – Anything exceeding 20 slides will increase the chances of investors losing interest.

Format – Non-uniformity on font sizes, theme, layout, and margins will show signs of unorganized workflows. Be are of using maps, images, and graphs that are poor quality or blurry.

Too much detail – Going overboard with details and financials in the wrong areas will display tones of overcompensation. This includes using lengthy sentences and unnecessary words.

Being outdated – Not updating your pitch deck over time can display carelessness.

Branding – Not personalizing and fusing your branding into your pitchbook can provide a perspective that your presenation is a stock template. Branding goes a long way – simply adding your company’s logo, the investor’s logo, and the date can go a long way.

What real estate investors want to know

As mentioned, investors are often sophisticated and have specific criteria in the companies they work with. When you create a pitch presentation, do the extra work and research the investor you are pitching and make sure to directly provide what will get their attention, and ultimately, get funding. Here are some important points they would want to know about your real estate project:

  • Property location and valuation
  • Project timeline and development process
  • The “ask” or minimum investment amount as well as the investment process
  • Your company’s brand, credibility, and focus

What software you can use to build your deck

If you are starting out and will be crafting a pitch deck by yourself, here are quick and easy-to-use apps you check out to put that perfect pitch deck together.

Microsoft Powerpoint or Google Slides

Microsoft Powerpoint is the most basic software you can use to create slide presentations such as a real estate pitch deck. Basic, as it is often readily available on your PC, but it is reliable to help you layout and built your best pitch presentation. It has presentation templates and formatting tools for building pitch books.

Once you’re done, just be sure to save your file as a PDF to keep everything intact.

Google Slides is great cloud-based software that can be worked on in real-time by different members of your team and shared easily by email and stored in your Google Drive.

For Mac and iOS users, Keynote is efficient and free presentation software you can use to create a pitch deck. With its minimalist interface and design, it features functional tools for designing and personalizing your pitch presentation. It also provides high-quality pitch deck templates and themes that you can use instantly.

Canva is an online web platform that has ready-to-use presentation templates for various graphic arts and digital presentations. It can be a great tool for building your pitch deck as it is easy to navigate and has a convenient drag-and-drop function.

Slidebean is a go-to site for start-ups when it comes to creating eye-catching pitch books. They provide creative pitch deck templates and themes for different kinds of businesses.  The platform features AI-powered online presentation tools and offers consultancy and design services as well.

How to hire outside talent for your pitch deck

Managing any kind of business requires tedious effort. Should you find creating a pitch deck troublesome or time-consuming, there are many options for finding low-cost help. You can simply reach out to freelancers who have expertise on the matter. For this, it is best to look for talent within reliable freelance sites like Upwork and Fiverr.

Make sure to ask for a sample of a freelancer’s work, check out several candidates, and make the fitting choice.

Once you pick the right freelancer, provide all the necessary information need to create the right pitchbook.

When it’s complete, dissect, edit, and review it so it’s perfect.

Your pitch deck can make or break your prospective investor’s trust. Look at it as a dream job interview that requires a pitch.

Whether you create it yourself or have it professionally done by someone else, your presentation should represent you and your real estate project.

Make it a point to put any effort into crafting your vision into a piece of the file that will allow investors to see really see and appreciate the opportunity you are presenting.

Some investors will still say no, simply because your real estate project does not align with their goals. But if you have the right pitch deck with the right content, you’ll surely win the right investors for your project.

The most significant downturn in the real estate market before the COVID-19 pandemic coincided with the Great Recession. The long-term results of the coronavirus crisis have yet to be seen.

If you invest in rental properties , you become a landlord—so you need to consider if you'll be comfortable in that role. As the landlord, you'll be responsible for things like paying the mortgage, property taxes, and insurance , maintaining the property, finding tenants, and dealing with any problems.

Unless you hire a property manager to handle the details, being a landlord is a hands-on investment. Depending on your situation, taking care of the property and the tenants can be a 24/7 job—and one that's not always pleasant. If you choose your properties and tenants carefully, however, you can lower the risk of having major problems.

One way landlords make money is by collecting rent. How much rent you can charge depends on where the rental is located. Still, it can be difficult to determine the best rent because if you charge too much you'll chase tenants away, and if you charge too little you'll leave money on the table. A common strategy is to charge enough rent to cover expenses until the mortgage has been paid, at which time the majority of the rent becomes profit.

The other primary way that landlords make money is through appreciation. If your property appreciates in value, you may be able to sell it at a profit (when the time comes) or borrow against the equity to make your next investment. While real estate does tend to appreciate, there are no guarantees.

This is particularly true during periods of intense volatility in the real estate market, including most recently throughout the duration of the COVID-19 pandemic. From February 2020 to March 2022, median real estate prices in the U.S. rose by an astonishing 38%. The dramatic growth has left many wondering whether prices are due to crash.

Flipping Houses

Like the day traders who are leagues away from buy-and-hold investors, real estate flippers are an entirely different breed from buy-and-rent landlords. Flippers buy properties with the intention of holding them for a short period—often no more than three to four months—and quickly selling them for a profit.

The are two primary approaches to flipping a property:

  • Repair and update. With this approach, you buy a property that you think will increase in value with certain repairs and updates. Ideally, you complete the work as quickly as possible and then sell at a price that exceeds your total investment (including the renovations).
  • Hold and resell. This type of flipping works differently. Instead of buying a property and fixing it up, you buy in a rapidly rising market, hold for a few months, and then sell at a profit.

With either type of flipping, you run the risk that you won't be able to unload the property at a price that will turn a profit. This can present a challenge because flippers don’t generally keep enough ready cash to pay mortgages on properties for the long term. Still, flipping can be a lucrative way to invest in real estate if it's done the right way .

A real estate investment trust (REIT) is created when a corporation (or trust) is formed to use investors’ money to purchase, operate, and sell income-producing properties. REITs are bought and sold on major exchanges , just like stocks and exchange-traded funds (ETFs).

To qualify as a REIT, the entity must pay out 90% of its taxable profits in the form of dividends to shareholders. By doing this, REITs avoid paying corporate income tax, whereas a regular company would be taxed on its profits, thus eating into the returns it could distribute to its shareholders.

Much like regular dividend-paying stocks, REITs are appropriate for investors who want regular income, though they offer the opportunity for appreciation, too. REITs invest in a variety of properties such as malls (about a quarter of all REITs specialize in these), healthcare facilities, mortgages, and office buildings. In comparison to other types of real estate investments, REITs have the benefit of being highly liquid .

Real estate investment groups (REIGs) are sort of like small mutual funds for rental properties. If you want to own a rental property but don’t want the hassle of being a landlord, a real estate investment group may be the solution for you.

A company will buy or build a set of buildings, often apartments, then allow investors to buy them through the company, thus joining the group. A single investor can own one or multiple units of self-contained living space. But the company that operates the investment group manages all the units and takes care of maintenance, advertising, and finding tenants. In exchange for this management, the company takes a percentage of the monthly rent.

There are several versions of investment groups. In the standard version, the lease is in the investor’s name, and all of the units pool a portion of the rent to guard against occasional vacancies. This means you will receive enough to pay the mortgage even if your unit is empty.

The quality of an investment group depends entirely on the company that offers it. In theory, it is a safe way to get into real estate investment, but groups may charge the kind of high fees that haunt the mutual fund industry. As with all investments, research is key.

A real estate limited partnership (RELP) is similar to a real estate investment group. It is an entity formed to buy and hold a portfolio of properties, or sometimes just one property. However, RELPs exist for a finite number of years.

An experienced property manager or real estate development firm serves as the general partner . Outside investors are then sought to provide financing for the real estate project, in exchange for a share of ownership as limited partners . The partners may receive periodic distributions from income generated by the RELP’s properties, but the real payoff comes when the properties are sold—with luck, at a sizable profit—and the RELP dissolves down the road.

Real estate mutual funds invest primarily in REITs and real estate operating companies. They provide the ability to gain diversified exposure to real estate with a relatively small amount of capital. Depending on their strategy and diversification goals, they provide investors with much broader asset selection than can be achieved through buying individual REITs.  

Like REITs, these funds are pretty liquid. Another significant advantage to retail investors is the analytical and research information provided by the fund. This can include details on acquired assets and management’s perspective on the viability and performance of specific real estate investments and as an asset class. More speculative investors can invest in a family of real estate mutual funds, tactically overweighting certain property types or regions to maximize return.

Real estate can enhance the risk-and-return profile of an investor’s portfolio, offering competitive risk-adjusted returns . In general, the real estate market is one of low volatility , especially compared to equities and bonds.

Real estate is also attractive when compared with more traditional sources of income return. This asset class typically trades at a yield premium to U.S. Treasuries and is especially attractive in an environment where Treasury rates are low.

Diversification and Protection

Another benefit of investing in real estate is its diversification potential. Real estate has a low and, in some cases, negative, correlation with other major asset classes—meaning, when stocks are down, real estate is often up. This means the addition of real estate to a portfolio can lower its volatility and provide a higher return per unit of risk. The more direct the real estate investment, the better the hedge: Less direct, publicly traded vehicles, such as REITs, are going to reflect the overall stock market’s performance.

Because it is backed by brick and mortar, direct real estate also carries less principal-agent conflict , or the extent to which the interest of the investor is dependent on the integrity and competence of managers and debtors. Even the more indirect forms of investment carry some protection. REITs, for example, mandate that a minimum percentage of profits (90%) be paid out as dividends.

Some analysts think that REITs and the stock market will become more correlated, now that REIT stocks are represented on the S&P 500.

Inflation Hedging

The inflation-hedging capability of real estate stems from the positive relationship between gross domestic product (GDP) growth and demand for real estate. As economies expand, the demand for real estate drives rents higher, and this, in turn, translates into higher capital values. Therefore, real estate tends to maintain the purchasing power of capital by passing some of the inflationary pressure onto tenants and by incorporating some of the inflationary pressure, in the form of capital appreciation .

The Power of Leverage

With the exception of REITs, investing in real estate gives an investor one tool that is not available to stock market investors: leverage . Leverage means to use debt to finance a larger purchase than you have the available cash for. If you want to buy a stock, you have to pay the full value of the stock at the time you place the buy order—unless you are buying on margin . And even then, the percentage you can borrow is still much less than with real estate, thanks to that magical financing method, the mortgage.

Most conventional mortgages require a 20% down payment. However, depending on where the property you invest in is located, you might find a mortgage that requires as little as 5%. This means that you can control the whole property and the equity it holds by only paying a fraction of the total value. Of course, the size of your mortgage affects the amount of ownership you actually have in the property, but you control it the minute the papers are signed.

This is what emboldens real estate flippers and landlords alike. They can take out a second mortgage on their homes and put down payments on two or three other properties. Whether they rent these out so that tenants pay the mortgage or wait for an opportunity to sell for a profit, they control these assets despite having only paid for a small part of the total value.

How Can I Add Real Estate to My Portfolio?

Aside from buying properties directly, ordinary investors can purchase REITs or funds that invest in REITs. REITs are pooled investments that own and/or manage properties or which own their mortgages.

Why Is Real Estate Considered to Be an Inflation Hedge?

Home prices tend to rise along with inflation. This is because homebuilders' costs rise with inflation, which must be passed on to buyers of new homes. Existing homes, too, rise with inflation though. If you hold a fixed-rate mortgage, as inflation rises, your fixed monthly payments become effectively more affordable. Moreover, if you are a landlord, you can increase the rent to keep up with inflation.

Why Are Home Prices Impacted by Interest Rates?

Because real estate is such a large and costly asset, loans must often be taken out to finance their purchase. Because of this, interest rate hikes make mortgage payments more costly for new loans (or on existing adjustable-rate loans like ARMs). This can discourage buyers, who must factor in the cost to carry the property month-to-month.

Real estate can be a sound investment and one that has the potential to provide a steady income and build wealth. Still, one drawback of investing in real estate is illiquidity : the relative difficulty in converting an asset into cash and cash into an asset.

Unlike a stock or bond transaction, which can be completed in seconds, a real estate transaction can take months to close. Even with the help of a broker , simply finding the right counterparty can be a few weeks of work. Of course, REITs and real estate mutual funds offer better liquidity and market pricing. But they come at the price of higher volatility and lower diversification benefits, as they have a much higher correlation to the overall stock market than direct real estate investments.

As with any investment, keep your expectations realistic, and be sure to do your homework and research before making any decisions.
