Do I get a cooling off period? What is it for?
Yes, after you sign the contract to purchase a suite you will have a standard 10-day cooling off period. It’s 10 calendar days, not business days from the time you sign.
The 10 days are primarily for 2 things: 1) to have a lawyer review your contract with you if you wish and 2) to get a mortgage pre-approval letter
Do I need to have a lawyer?
You don’t need to have a lawyer at the moment that you sign the agreement, however I always recommend that you have a qualified lawyer review your agreement of purchase and sale after you sign and during your 10-day cooling off period.

Do I need to have a mortgage pre-approval to buy?
95% of all builders will require you to provide them with proof of financing capability in order to purchase. This is not required before you sign a contract, but it is usually required within 60 days of signing.

Do the prices include HST?
If you are purchasing for yourself and plan to move in, then yes, prices include the HST and there is nothing you will have to pay at final closing.
If you are purchasing as an investment rental property, then you will have to pay approximately 7.8% of the purchase price as HST on final closing.
This money is remitted to the CRA and as an investor renting out your property you can apply to the CRA immediately to get this money back. It usually takes about 1 month to get your rebate back.

What are my closing costs on a pre-construction condo?
Closing costs on a pre-construction condo will vary greatly depending on the actual purchase price of the unit you are buying, but it also depends on the builder, the city that you are buying in, and the type of unit that you are buying.
Roughly speaking in Toronto you can expect to pay approximately 3-5% of the purchase price in closing costs when purchasing a brand new condo.

Are there any ‘hidden’ costs when buying a pre-construction condo?
No, there are no hidden fees when buying pre-construction condos because all fees must be disclosed in the agreement of purchase and sale. All purchasers have 10 days to review the agreement and have a lawyer advise them on the exact closing cost amounts. If you need a lawyer to help you we can suggest to you to several expert law firms that will review your agreement in detail.
Is it possible to assign my condo? How much is the assignment fee?
Most condo builders do allow you to sell your unit before the building is complete. This projcess is called selling by “assignment”.
There is usually an assignment fee and a legal fee associated with selling. Costs can range from $1000-7000. Contact me for more details.

American architect Jeanne Gang, founding principal of Studio Gang, is known for her forward-looking designs that emphasize connectivity between the buildings she creates and the communities they serve. Her first Canadian project, One Delisle epitomizes this passion for relational design. The tower has a rectilinear base that fits neatly into the city grid. As it rises (for 47 stories), it becomes narrower and more cylindrical, affording better views for residents—but also more sunlight, wider sidewalks, and a better pedestrian experience. And its overall design is both an extension of and a departure from existing architecture.

Located northeast of Downtown Toronto, Midtown offers proximity to the central business district at a slightly slower, more residential pace. Here, you’ll find some of the most upscale neighborhoods in all of Toronto, including Summerhill, Rosedale, and Yorkville, as well as an abundance of green spaces and gardens, walking paths and nature trails. Toronto will soon be home to One Delisle — the first residential building in Canada designed by the visionary architect, Jeanne Gang of Studio Gang.
If you start at Union Station, Toronto’s Beaux-Arts architecture train and subway hub, and drive north to the neighbourhood of Yonge and St. Clair, you will pass by some of Toronto’s most significant buildings. The CN Tower, the Royal York Hotel, the Gooderham Building, the Roy Thompson Hall, the Toronto City Hall, the Art Gallery of Ontario, and the Royal Ontario Museum. These are the structures that have defined this city.
Situated in the heart of Yonge and St. Clair , a desirable neighbourhood of historical significance, One Delisle will be a new architectural landmark. It will stand as one of the great buildings in Toronto. One Delisle is the first project in Canada by world-renowned architect Jeanne Gang and her eponymous firm, Studio Gang. The building itself has been thoughtfully designed in response to the neighbourhood and city, connecting people and place.
As it stands today, Yonge and St. Clair is a walkable neighbourhood with many local conveniences, a fact reflected by its sterling Walk Score of 93 that signifies daily errands at this location do not require a car. ere, residents can find a number of retail shops and services that include a Loblaws grocery store, a pharmacy, a Home Hardware, and a local branch of the Toronto Public Library. As well as hosting a number of fine dining establishments, the intersection is also home to fitness facilities such as GoodLife Fitness Centre, Moksha Yoga studio, and The Badminton and Racquet Club of Toronto.
As one of the city’s most desirable neighbourhoods, Deer Park contains top educational facilities such as the Junior and Senior School campuses of the York School as well as the Deer Park Junior and Senior Public School. ‘It Would Have Been Easier To Look Away’: A Journalist’s Investigation Into Corruption in Maduro’s Venezuela
Off-camera, director Juan Ravell asks Venezuelan journalist Roberto Deniz, “Has this investigation been worth it?”
Deniz considers the question and then answers, “Professionally, I always say it’s been worth it.”
“And personally?” Ravell asks.
“That answer is more complicated,” Deniz says, adding, “… It would have been easier to look away.”
That conversation is part of FRONTLINE’s new documentary, A Dangerous Assignment: Uncovering Corruption in Maduro’s Venezuela , made in collaboration with the independent Venezuelan news site Armando.info . The 90-minute documentary, which premieres on streaming platforms and PBS stations May 14 ( check local listings ), tells the story of a corruption scandal spanning from Venezuela to Europe to the U.S. and what has happened to the journalists who helped uncover the story, including Deniz.
As Deniz recalls in the excerpt above, “I didn’t know who I was investigating. I didn’t understand all the connections I would find or the sheer size of the operation.”
In the documentary, Deniz details how an Armando.info investigation into complaints of the low quality of food distributed by a Venezuelan government program uncovered a connection to Alex Saab, a Colombian businessman who was a close associate of Venezuelan President Nicolás Maduro and the biggest contractor for the food program.
The food program, known as Local Committees for Supply and Production (Comité Locales de Abastecimiento y Producción or CLAP), had been implemented by President Maduro in 2016 when the Venezuelan economy was in freefall and the country was consumed by hunger. As the documentary reveals, Deniz and his colleagues uncovered how the CLAP program was enriching Saab.
In the aftermath of Armando.info’s reporting in early 2017, Saab sued Deniz for criminal defamation and denied the facts of their reporting. Facing threats, harassment and possible jail time, Deniz and his editors made the hard decision to leave Venezuela.
Nonetheless, Deniz continued his reporting from exile. As he began to untangle the web of Saab’s business network, Deniz would come to find that he was not the only one investigating the Colombian.
Across the world, other journalists and governments were also looking into Alex Saab.
The journalists’ work helped expose a larger corruption scandal that reached into the highest ranks of Venezuelan government and spanned continents drawing the attention of law enforcement.
Pursuing this story made Deniz and his colleagues targets of the Maduro government. In addition to being sued for criminal defamation by Saab, Deniz has a warrant out for his arrest as a result of his reporting, and his family’s home was raided.
As Deniz notes in the excerpt, “Alex Saab’s story shows us how a regime maintains power.”

Sandy Springs school issues statement after Hitler assignment controversy
ATLANTA, Ga. (Atlanta News First) - A metro Atlanta school is responding to backlash to a controversial assignment.
Parents are fuming and questioning the Mount Vernon School in Sandy Springs after their kids were asked about Hitler’s leadership.
The assignment asked students to rate the attributes of the former Nazi dictator. The school now acknowledges this caused distress and the assignment has now been removed from the curriculum.

The Unique Burial of a Child of Early Scythian Time at the Cemetery of Saryg-Bulun (Tuva)

In 1988, the Tuvan Archaeological Expedition (led by M. E. Kilunovskaya and V. A. Semenov) discovered a unique burial of the early Iron Age at Saryg-Bulun in Central Tuva. There are two burial mounds of the Aldy-Bel culture dated by 7th century BC. Within the barrows, which adjoined one another, forming a figure-of-eight, there were discovered 7 burials, from which a representative collection of artifacts was recovered. Burial 5 was the most unique, it was found in a coffin made of a larch trunk, with a tightly closed lid. Due to the preservative properties of larch and lack of air access, the coffin contained a well-preserved mummy of a child with an accompanying set of grave goods. The interred individual retained the skin on his face and had a leather headdress painted with red pigment and a coat, sewn from jerboa fur. The coat was belted with a leather belt with bronze ornaments and buckles. Unexpectedly, the full-genomic analysis, showed that the individual was female. This fact opens a new aspect in the study of the social history of the Scythian society and perhaps brings us back to the myth of the Amazons, discussed by Herodotus. Of course, this discovery is unique in its preservation for the Scythian culture of Tuva and requires careful study and conservation.

Pirates reliever Josh Fleming designated for assignment
M ILWAUKEE -- Left-handed pitcher Josh Fleming was designated for assignment by the Pittsburgh Pirates on Tuesday, one day after he allowed six runs while getting just three outs in a relief appearance.
The Pirates recalled right-hander Ryder Ryan from Triple-A Indianapolis to fill Fleming's spot.
"We needed a bullpen arm," Pirates manager Derek Shelton said Tuesday before a game with the Milwaukee Brewers . "We have other guys that are available tonight and we need the innings. Josh became the odd man out."
Fleming, who turns 28 on Saturday, had a 1-1 record and a 5.68 ERA with one save in 17 appearances with the Pirates this season. He had pitched for the Tampa Bay Rays from 2020-23.
After heading into April 30 with a 1.29 ERA, Fleming had given up 11 runs -- 10 earned -- over five innings in his past five appearances.
In the Pirates' 8-6 victory over the Brewers on Monday night, Fleming allowed a grand slam to Jake Bauers and gave up a two-run double to Willy Adames .
He started the seventh inning with the Pirates ahead 5-0 before allowing Adames' double. After the Pirates extended their lead to 7-2 in the top of the eighth, Fleming faced four batters in the bottom of the inning without retiring any. Blake Perkins and Gary Sánchez opened with singles, and after Joey Ortiz reached on an error by shortstop Oneil Cruz to load the bases, Bauers hit a shot over the right field wall to cut Pittsburgh's lead to 7-6.
Five of the six runs Fleming allowed were earned.
Ryan, 29, has gone 1-0 with a 3.00 ERA in nine relief appearances with Pittsburgh this season. He also has an 0-0 record and 3.86 ERA in five games with Indianapolis.
"This guy throws a sinker that really does a nice job of getting ground balls when he executes it," Shelton said.

Cowboys at Browns is slated for Sunday, Sept. 8, at 4:25 p.m. ET/1:25 p.m. PT. The Browns rode an elite defense to the playoffs last season with Joe Flacco under center for most of the campaign.
